Flow House Miami is a 41-story, 466-unit condominium at 698 NE 1st Avenue in the Park West section of Downtown Miami, the first ground-up condominium project from Adam Neumann's residential platform Flow, designed by Dubbeldam Architecture + Design under Heather Dubbeldam. Flow, founded by Neumann in 2022, also redeveloped Manhattan's Woolworth Building tower floors into luxury condominiums and is building a portfolio of new residential towers at Miami Worldcenter. The Park West site places Flow House Miami inside the Miami Worldcenter master-planned district, one of the largest mixed-use developments in the United States outside New York's Hudson Yards. The Flow House address sits two blocks from Brightline MiamiCentral, one block from the Metromover Park West station, and steps from the Miami Worldcenter retail and dining promenade with its Lucid Motors studio, El Vecino tequila bar, Earls Kitchen + Bar, and Sephora storefronts. The Kaseya Center, Bayside Marketplace, and Bayfront Park are within a 10-minute walk, the Adrienne Arsht Center for the Performing Arts and Pérez Art Museum Miami anchor the Biscayne Boulevard cultural corridor a few blocks north, and Brickell is two Metromover stops south. The MacArthur Causeway connects to South Beach in roughly 10 minutes, PortMiami sits a 10-minute drive east, and Miami International Airport is under 15 minutes via the Dolphin Expressway. The Flow House Miami residence program emphasizes community programming and shared experience, drawing on Neumann's earlier work in residential community-building from his time at WeWork and WeLive. Flow House amenities are expected to include a pool deck, fitness and wellness facilities, a co-working space, residents lounges, and Flow's signature member-experience layer with curated events and shared services. The Dubbeldam Architecture design brings the firm's sustainability-oriented vocabulary, which has driven projects across Toronto and New York, to one of Downtown Miami's tallest residential projects. Flow House launched marketing in 2024 with model openings programmed for 2025.
