The Standard Residences · #702

The Standard Residences is the hospitality brand's first-ever ground-up residential project: a 12-story, 228-unit tower at 3100 NE 1st Avenue (listed in MLS as 90 NE 32nd Street) in the middle of Midtown Miami's NE 1st Avenue corridor. The building received its temporary certificate of occupancy in April 2026 and owners began closing that spring. Rosso Development and Midtown Development teamed with Standard International to translate the hotel group's playful aesthetic into for-sale homes, with Arquitectonica handling the shell and Urban Robot Associates designing the interiors. Floor plans run from roughly 432-square-foot studios to 965-square-foot two-bedrooms, all delivered move-in-ready with Bosch appliances, custom Italian cabinetry, ceramic wood-plank floors, and floor-to-ceiling impact glass. The Standard at 3100 NE 1st Avenue allows owners to lease their units on 30-day minimums up to 12 times per year, a structure tailored to part-time owners and global travelers. Midtown sits in a tight pocket between Wynwood to the south and the Miami Design District five minutes north, with the Shops at Midtown (Target, Marshalls, Trader Joe's, West Elm) a block away on N Miami Avenue. The Edgewater border and Biscayne Bay are a short walk east, and the Adrienne Arsht Center and downtown Miami are roughly 10 minutes south by car. Wynwood's gallery walk and brewery scene start at NW 29th Street, so The Standard Residences sits inside a walkable cultural triangle rather than a typical condo block. Worth flagging that this is Midtown Miami, not Midtown Doral on the west side of the county. The Standard Miami amenity program reads like a small hospitality village rather than a typical condo deck. The rooftop holds a 60-foot resort pool, whirlpool spa, and a signature restaurant and bar with poolside service. Other floors carry an indoor air-conditioned pickleball court, karaoke bar, screening room, coworking lounge with Zoom rooms, Technogym fitness center, yoga and indoor cycling studios, infrared saunas, and a pet grooming spa. The ground floor is designed for retail, including The Standard Cafe, and 24/7 concierge handles housekeeping, grocery runs, and dry cleaning. The Standard-branded residences slot a lifestyle product into a neighborhood that was missing one.
