Indian Creek Residences & Yacht Club · #5

Indian Creek Residences & Yacht Club is an ultra-boutique waterfront project at 9110 West Bay Harbor Drive, delivering just nine homes on the quiet western shore of Bay Harbor Islands. Developed by Landau Properties, designed by Kobi Karp Architects with interiors by Zarifi Design, landscape by ENEA, lighting by Ventresca, and marina design by Ocean Consulting, the eight-story building looks straight across the water toward the Indian Creek Country Club and the private island that gives the project its name. Most residences read like waterfront houses stacked vertically rather than typical condos: half-floor, full-floor, and duplex layouts running from roughly 3,200 to over 5,600 square feet, three to five bedrooms each, with private elevator vestibules, floor-to-ceiling glass, and deep terraces engineered for boat-watching and sunset entertaining. The Indian Creek Residences project topped out in early 2025, sold out by November 2025, and is approaching completion. Bay Harbor Islands sits between Surfside and Bal Harbour, and the Indian Creek Residences geography is the asset behind the price tag. Bal Harbour Shops, with Saks, Neiman Marcus, Le Zoo, and La Goulue, is a two-minute drive over the Kane Concourse side of the island. Bal Harbour Beach and the oceanfront boardwalk linking it to Surfside are about five minutes east, and the Ruth K. Broad Bay Harbor K-8 Center is within walking distance, which is why families anchor on the island. Downtown Miami and the Design District are about 20 minutes south via the Broad Causeway and I-195, and Aventura Mall is roughly 15 minutes north. The neighborhood is low-rise, tree-lined, and walkable in a way Sunny Isles and Edgewater are not. Residences at 9110 West Bay Harbor Drive carry pricing that started at roughly $5.6 million for half-floor homes and climbed to $11 million for penthouse layouts before the sellout. Interiors specify Sub-Zero and Wolf kitchens, custom Italian cabinetry, marble baths, and outdoor kitchens on the deepest terraces. The Indian Creek amenity program for nine households is engineered for ratio: a private residents-only marina with six yacht slips, a rooftop pool deck, a waterfront fitness floor with a yoga studio, a spa with treatment rooms, a residents' lounge, and 24/7 concierge. For buyers who want the privacy of a single-family house with the lock-and-leave logistics of a condo, the Indian Creek Residences project is one of the smallest, most controlled owner pools on the island.
