The Crimson is a 19-story boutique waterfront condominium at 601 NE 27th Street in Edgewater, completed in 2016 by MCKafka Development with architecture by IDEA (Inspired Design and Architecture). The building delivered 90 residences across one- and two-bedroom layouts plus a small set of townhouses and penthouses on the upper floors, with each penthouse including a private rooftop terrace with a hot tub. Crimson's smaller floor plate keeps the unit count low and gives most homes water-facing exposure, with open layouts, high ceilings, and floor-to-ceiling glass throughout. MCKafka is the joint venture between Andrew Frey's Tecela and Manny Kadre that has produced several smaller Edgewater and Wynwood projects, and Crimson was one of the firm's earlier residential towers on the Edgewater bayfront. The 601 NE 27th Street address places Crimson on the bay edge in the lower portion of Edgewater, a few blocks south of Margaret Pace Park and within walking distance of the Biscayne Boulevard restaurant row and Wynwood. The Adrienne Arsht Center and the Omni Metromover station are roughly a mile south on Biscayne Boulevard, and the Design District's flagship retail stretch is about a mile north. I-195 and the Julia Tuttle Causeway sit just to the north, giving owners a quick crossing to South Beach, and Brickell and Downtown Miami are about fifteen minutes south by car. The surrounding Edgewater blocks have shifted from older mid-rise rentals to a denser run of bayfront condominiums over the last decade, with Aria on the Bay, Biscayne Beach, and Paramount Bay all within walking distance of the building. The Crimson's amenity program is sized to the building's boutique scale: a bayfront sundeck with a swimming pool and hot tub, a fitness center, an indoor mini-theater and screening room, a cybercafe and business center, and 24-hour security with a controlled-access lobby. Interiors feature Italian cabinetry, Bosch stainless steel appliance packages, European fixtures, quartz countertops, high ceilings, and tiled kitchen backsplashes. Because of the 90-unit count and bayfront location, Crimson trades on relative quiet and direct water access rather than the resort programming common at larger Edgewater towers, and the building's small floor plates also mean that most residences face the bay directly rather than the more typical mixed east/west exposures of larger Edgewater high-rises.
