The Standard Residences, Brickell is a 45-story tower at 690 SW 1st Avenue in Miami's Brickell Riverfront district, part of the One Brickell Riverfront mixed-use development. Co-developed by Newgard Development Group, Two Roads Development, and Midtown Development and designed by Arquitectonica, the Standard Residences Brickell will deliver 422 condominium residences with completion targeted for 2027. The tower extends the Standard hospitality brand into a second standalone Miami project after the original Standard Residences in Midtown. Standard Brickell residences run from studios to three-bedrooms with floor-to-ceiling windows, wave-shaped balconies that echo the bay, contemporary finishes, and private terraces. The One Brickell Riverfront site sits on the Miami River two blocks west of Brickell Avenue, with Brickell City Centre, Mary Brickell Village, and the Brickell Metromover loop within easy walking distance. The Brightline MiamiCentral station is a short ride north on Metromover, and the Riverwalk connects the site to Brickell Key and the Bayfront Park waterfront. The Standard Brickell ground floor will host Avra Estiatorio, the Greek seafood operator's first Miami location, anchoring a riverfront dining row planned for the development. The Standard's amenity philosophy leans on social and wellness programming. On the 45th-floor rooftop, the Standard Residences Brickell pool deck includes towel service, a sun-care kiosk, and poolside food and beverage. The 10th-floor Standard Wellness Spa includes a hammam, soaking tubs, sauna, steam room, and experience showers alongside a fitness center and yoga, pilates, and dance studios. Additional Standard Brickell amenities include a bowling alley, a screening lounge, a speakeasy, a social lounge, a game room, a pet spa, a 9th-floor signature restaurant and bar, and the Standard Club Lounge & Cafe with outdoor dining. Short-term rental flexibility is built into the operating model, in line with the Standard brand's experience-led approach.
