Mirador 1000, also called Mirador South or the South Tower of Mirador South Beach, is a 17-story bayfront condominium at 1000 West Avenue in South Beach, Miami Beach, on Biscayne Bay at 10th Street. Built in 1968 as a rental apartment tower, it was converted to condominiums in 2005; its sister tower, Mirador 1200, sits two blocks north, and the smaller Mirador 1035 stands across West Avenue. Miami-Dade property records list 446 residences in the condominium plus about a dozen commercial units, with roughly 31 apartments on a typical floor and about 30 penthouse-level units on the top floor. Mirador 1000 condos are mainly studios of about 543 to 787 square feet and one-bedrooms of about 619 to 969 square feet, along with two-bedrooms of about 1,187 to 1,710 square feet and a few larger residences, including a three-bedroom of about 2,229 square feet. Direct bay lines face west over Biscayne Bay, Star Island and the Downtown Miami skyline, while east-facing units look over the city. Many units have been renovated with new floor-to-ceiling impact glass and all-glass balcony railings, and some add in-unit washers and dryers. Amenities center on a heated bayfront pool deck with cabanas and a jacuzzi, a fitness center of about 5,000 square feet, a sauna, a barbecue area, an on-site convenience market and a hair salon, plus 24-hour concierge, security and valet parking for a monthly fee; laundry rooms are on each floor and a dock sits on the bay. Association fees include cable, internet, water and trash, and MLS records generally show leasing allowed up to twice a year. The tower sits across from Whole Foods and a block from Flamingo Park, with Lincoln Road, Sunset Harbour, South of Fifth and the beach within walking distance and the MacArthur and Venetian causeways close by for Downtown Miami and Brickell. As of October 2026, Mirador 1000 condos for sale were asking about $275,000 to $980,000, with 24 closings in the prior 12 months between $215,000 and $1.07 million at a median of about $587 per square foot, and rentals listed from about $2,350 to $4,000 a month.
