Balmoral · #5U

Balmoral is a 21-story oceanfront condominium at 9801 Collins Avenue in Bal Harbour, built in 1977 with approximately 423 residences across a substantial oceanfront footprint. Floor plans range from studio, one-, two-, and three-bedroom layouts with private balconies and direct east-facing Atlantic Ocean views or Intracoastal Waterway exposures from the rear-facing lines. Square footage runs generous relative to current new construction, and the building is heavily owner-renovated: many residences have been gutted and rebuilt with porcelain tile, open kitchens, quartz counters, modern appliances, and updated baths, while original 1970s layouts remain available at lower price points. The Balmoral is one of the largest oceanfront condominiums in Bal Harbour by unit count and one of the most attainable entry points to the neighborhood. The 9801 Collins address sits at the southern entrance to Bal Harbour Village, two blocks from Bal Harbour Shops with Hermes, Chanel, Dior, Brunello Cucinelli, Goyard, Le Zoo, Carpaccio, and Makoto, and directly across from the Sea View Hotel. The Bal Harbour beachwalk runs behind the building, connecting south to Surfside's Four Seasons Surf Club and the Surfside town center within a 10-minute walk. Haulover Park, Haulover Marina, and the Haulover tennis center sit five minutes north, with Aventura Mall and the Brightline Aventura station within 15 minutes by car west. Balmoral's amenity program includes an oceanfront heated swimming pool with sundeck, a fitness center, a sauna, a clubroom, a billiards room, on-site convenience and concierge services, and a private boardwalk gate to the beach, with 24-hour security, front desk staff, and on-site management. The building maintains assigned covered garage parking, guest parking, valet service, bicycle storage, and pet-friendly policies on select floor plans. Beach chair and umbrella service runs in season, and the substantial common area footprint includes landscaped gardens between the tower and the sand.
