Ponce Park Coral Gables · #602

Ponce Park Residences began construction in late 2025 at 3000 Ponce de Leon Boulevard, an Allen Morris Company development with architecture by Zyscovich Architects and interiors by Meyer Davis Studio. The project carries 58 condominium residences in a tower above 22,000 square feet of ground-floor commercial space, with John Cunningham of Zyscovich's Winter Park office leading the design and Allen Morris targeting 2028 delivery. The Allen Morris team has operated in Coral Gables for nearly a century and built the Alhambra Towers and 800 Douglas in the same corridor, giving the firm one of the longest operational track records on Ponce de Leon. The Ponce Park Coral Gables site anchors the southern stretch of Ponce de Leon Boulevard, the main north-south spine through Coral Gables, with the Shops at Merrick Park three blocks east and Miracle Mile about six blocks north. The University of Miami campus sits ten blocks south of the parcel, and the Biltmore Hotel is roughly a mile west across the Granada Golf Course. The Coral Gables Trolley runs along Ponce de Leon, and the Douglas Road Metrorail station sits about eight blocks east on US-1. The Riviera Country Club, Books & Books on Aragon, and the Coral Gables Museum on Aragon round out the walkable cultural and recreational footprint within a half-mile radius. Brickell sits 15 minutes east through downtown Miami via US-1. Meyer Davis Studio, the New York firm behind interiors at the Setai New York and 1 Hotel Toronto, sets the residential finish program at Ponce Park Residences. Planned amenities include a pool deck, fitness center, residents' lounge, and concierge services, with the ground-floor commercial space slated to feed neighborhood retail and food-and-beverage operators along Ponce. The 58-unit count keeps Ponce Park Coral Gables on the boutique end of the Coral Gables condo market, distinct from the larger Avenue Coral Gables and Seventeen Gables projects coming online in the same window. The Ponce Park 3000 Ponce de Leon project pairs Allen Morris's long Gables track record with Meyer Davis's hospitality-design experience to position the building at the upper end of the Gables condo pricing band.
