The Decoplage is a 16-story oceanfront condominium at 100 Lincoln Road in South Beach, Miami Beach, at the exact point where Lincoln Road meets the beach, across from The Ritz-Carlton South Beach. Built in 1965, it sits directly on the sand with no street between the building and the beach. Miami-Dade property records list 614 residences plus 42 commercial units, with about 46 apartments on each residential floor from the 3rd floor up and a penthouse level on 16. Association fees typically include cable, internet, water and one valet parking space. MLS records consistently show leasing allowed up to 12 times a year with a 30-day minimum, so Decoplage condos for rent are widely available for seasonal stays; most listings show no pets allowed. Lincoln Road's pedestrian mall, the New World Symphony and Collins Park are a short walk west and north, with Ocean Drive, the Art Deco Historic District and the Collins Avenue hotel row nearby. County records show Decoplage units trading as condominiums since at least 1993. In recent years the association has renovated the lobby and pool, modernized the elevators and gym, and taken on structural recertification and new hallways, funded in part by a special assessment that some units are paying monthly through March 2034. As of October 2026, 37 Decoplage condos for sale were asking $279,000 to $3.2 million, with 27 closings in the prior 12 months between $249,000 and $3.15 million at a median of about $689 per square foot, and rentals listed from about $2,100 to $18,000 a month.
