Fontainebleau III Ocean Club (Sorrento) · #1704

Fontainebleau III Ocean Club, the Sorrento tower of the Fontainebleau Miami Beach, is an 18-story oceanfront condo-hotel at 4391 Collins Avenue in Mid-Beach, Miami Beach. It was added during the resort's billion-dollar renovation and expansion by Turnberry Associates, which partnered with the Muss Organization in 2001 and bought the hotel in 2005, and it opened with the resort's relaunch in November 2008. Buyers search for it as Fontainebleau Sorrento, Fontainebleau III or FB III. Its neighbor, the 36-story Fontainebleau II tower at 4401 Collins, is a separate condominium. Miami-Dade records list 285 hotel-condominium units on floors 3 through 19, plus one hotel commercial unit. Fontainebleau III condos are mostly junior suites of about 521 to 620 square feet, with some extra-large junior suites up to about 824 square feet, each furnished with a king bed and sleeper sofa or two queen beds, a kitchenette, a marble bath and a private balcony. One-bedroom suites run about 771 to 1,104 square feet, including corner units with wraparound balconies, and adjoining suites connected by lock-off doors are sold together as two-bedroom combinations of about 1,118 to 1,502 square feet. A handful of larger residences reach about 3,221 and 5,386 square feet, among them the two-level Sorrento Penthouse with a private rooftop pool, a jacuzzi and a 4,400-square-foot terrace. Units are sold furnished and turnkey, with ocean, pool, bay and city views. Listings report that monthly maintenance covers air conditioning, electricity, cable and internet, local calls and valet parking for one car. Owners can place their suite in the hotel rental program for income while they are away, and MLS records list daily rentals as permitted.
