Latitude on the River · #1608

Latitude on the River is a 44-story riverfront condominium at 185 SW 7th Street in Brickell, Miami, on the south bank of the Miami River two blocks from Brickell City Centre. Boston-based E.A. Fish Associates developed the tower and Arquitectonica designed it as part of a three-building riverfront complex that also includes the Latitude One office building, linked to the condo by a covered promenade. Construction began in 2004 and the tower was completed in 2007; the tower rises about 476 feet. The Latitude on the River condominium has 452 residences plus two commercial units, according to Miami-Dade property records. Most homes sit on floors 14 through 44, with 14 residences per floor up to the 41st floor and 13 per floor at the top, above a parking podium with three residences per floor on levels 4 through 10. Layouts include studios of about 451 to 580 square feet, one-bedrooms and one-bedroom-plus-den plans of about 783 to 939 square feet, two-bedroom units of about 1,179 to 1,540 square feet, many of them corners with two and a half baths, and three-bedroom corner units of about 1,486 square feet with wraparound balconies. Residences have floor-to-ceiling impact glass, 9-foot ceilings in typical units and 12 feet in penthouse-level homes, Snaidero Italian kitchens with granite counters and stainless steel appliances, in-unit washers and dryers and balconies facing the river, the bay or the Downtown skyline. The main amenity level is a two-level, open-air deck on the 11th floor with an infinity-edge pool, whirlpool spa, pool bar, meditation garden, men's and women's saunas, a resident theater, party room with catering kitchen and business center; the 12th floor adds a yoga and aerobics studio, cardio room and a billiards lounge. Residents have 24-hour concierge, security and valet, a dog park and bicycle storage, and the riverfront base includes restaurant space on the Miami Riverwalk. Association fees include cable, internet and water, and listings typically include one assigned or valet parking space. The Riverwalk runs along the building's river frontage, with Brickell City Centre, Mary Brickell Village, Publix, Metromover and Metrorail all within walking distance and quick access to I-95 and SR 836. The pool deck was closed for a renovation that listings described as underway through 2025 and into 2026, alongside a refreshed gym and exterior repainting.
