House of Wellness Brickell, also marketed as House of Wellness Miami, is a planned 34-story pre-construction condominium tower at 152 SW 9th Street in Brickell, Miami, on a site made up of three parcels at 132, 142 and 152 SW 9th Street. It is the first House of Wellness project from North Development, the joint venture of Ricardo Dunin's Oak Capital and Juan Carlos Tassara's Edifica, the partners behind Domus Brickell Center and Domus Brickell Park. Studio MC+G Architecture designed the tower, Urban Robot Associates designed the interiors and North Management, North Development's in-house arm, will manage the building. The tower is planned with 656 residences in three types: studios, one-bedroom/one-bath and two-bedroom/two-bath homes. The developer's floor plans show 26 plan lines (7 studio, 14 one-bedroom and 5 two-bedroom) ranging from 371 to 742 square feet in total area, including balconies where offered. Residences have 9-foot-4-inch ceilings, finished flooring throughout, porcelain-tiled bathrooms, two-tone cabinetry with terrazzo countertops and a cooktop, refrigerator, dishwasher and speed oven, with polished-concrete balconies and views of Brickell and the bay in select units. Five levels of structured parking sit in the podium. More than 22,000 square feet of wellness, fitness and lifestyle amenities include a ground-floor urban lounge, a rooftop pool with cabanas, deck and club room, a courtyard pool, a full-service spa with hammam, sauna, steam room, cold plunge and treatment rooms, an indoor-outdoor fitness studio, co-working space, social lounges, a juice bar, a podcast room, a hair salon, a dog spa and dog park, and building-wide water purification with CLEAR. The developer's Integrated Wellness Method begins with a 360-degree health and wellness assessment at move-in, followed by a personalized plan, a Lifestyle Director and a dedicated app. The site is one block from the Brickell Metrorail and Metromover station and The Underline, and two blocks from Brickell City Centre. The three parcels were deeded to the project's ownership entity in December 2025, and sales began in February 2026 through Fortune Development Sales from about $390,000; the developer now lists prices from $400,000.
