The Alexander · #511

The Alexander at 5225 Collins Avenue is an oceanfront condo-hotel on Millionaire's Row in Mid-Beach, Miami Beach, long known to travelers as the Alexander Hotel and the Alexander All-Suite Oceanfront Resort. The high-rise dates to 1962, and its residences are recorded as The Alexander Condo. Owners can live in their suites, lease them or place them in the on-site hotel rental program, which is why Alexander condos for sale draw both second-home buyers and investors. Miami-Dade Property Appraiser records list 228 residential condo units, plus 51 commercial units and 12 boat dock units. Most residences are two-bedroom, two-bath suites of up to about 1,200 square feet with full kitchens and balconies; a smaller group of one-bedroom suites runs about 750 to 1,040 square feet, and some owners have combined adjacent units into larger homes. The penthouse level includes PH8, a two-story residence of about 8,280 square feet with five bedrooms. Units face east to the ocean, west to Indian Creek and the Miami skyline, or both, and most sales include one valet or assigned garage space. The resort side includes two heated oceanfront pools, hot tubs, poolside cabanas, a tiki bar with food service, a restaurant, a cafe and convenience store, a fitness center with sauna and steam room, a full-service salon, beach chair and umbrella service for owners, and water sports rentals. Valet parking, a 24-hour front desk and concierge, security and optional daily housekeeping are part of the hotel operation. Recent listings describe a renovated lobby, a new adult pool and deck with a fire pit, and a new bar, lounge and cafe. Monthly fees typically cover electricity, air conditioning, cable, Wi-Fi and hot water. Rental rules are the building's main draw: most MLS listings mark daily rentals as allowed with a one-day minimum lease, and owners can rent through the hotel program, a management company or on their own. Some pets are allowed with restrictions, and association approval takes about one to four weeks according to listing records. The Alexander sits directly on the beach and the Miami Beach Boardwalk, across Collins Avenue from Indian Creek and less than a mile north of the Fontainebleau and Eden Roc, with the shops and restaurants of 41st Street and Surfside a short drive away. A major concrete and envelope restoration of the building was completed in May 2019, and most current listings report a special assessment. As of October 2026, 16 units were listed for sale from about $500,000 to $9.9 million and four were offered for rent at $3,900 to $5,000 a month; eight sales closed in the prior 12 months from $425,000 to $623,000.
