Oceanfront Plaza · #1606

Oceanfront Plaza at 2625 Collins Avenue is an oceanfront condominium at 26th Street on the southern edge of Mid-Beach, Miami Beach, between the Atlantic and Lake Pancoast. Recorded as Oceanfront Plaza Condo and listed in county records as built in 1980, the high-rise has direct access to the beach and the Miami Beach Boardwalk and sits a short walk north of Collins Park, the Bass Museum and Lincoln Road, at the south end of the Faena District. Miami-Dade Property Appraiser records list 200 units, almost all of them one-bedroom apartments of about 740 to 1,305 square feet, along with two three-bedroom corner residences of about 2,380 square feet and ten small 77-square-foot units recorded separately. Many one-bedroom plans have one and a half or two baths and a den or office, and some are marketed as two-bedroom homes. Most have a large balcony; east lines face the ocean and pool deck, while west lines look over the canal and Intracoastal to the Downtown Miami skyline and the sunset. Recent listings describe impact windows, renovated kitchens and marble or tile floors. Oceanfront Plaza condos share a large heated beachfront pool with cabanas, a poolside clubhouse, a gazebo and picnic area, a fitness center overlooking the pool, recreation rooms with billiards and table tennis, bicycle storage, laundry rooms on each floor, and beach service. The lobby is attended 24 hours with security and package concierge, and units come with an assigned space in a secured parking garage plus guest parking. Listings report that the monthly fee covers cable, internet, water and building insurance. From the front door, residents can walk to the restaurants and shops of Collins Park, the 1 Hotel and W South Beach area and Lincoln Road, and Mount Sinai Medical Center is a short drive west. The building is oriented to owners and seasonal or annual tenants: MLS records show a 90-day minimum lease on most listings, up to about four leases a year, no daily rentals, association approval in one to two weeks with an interview on some files, and no pets apart from service animals. As of October 2026, seven units were listed for sale from about $419,000 to $920,000 and 19 were offered for rent at $2,300 to $5,000 a month, and two sales closed in the prior 12 months, at $575,000 and $1.885 million.
