Flamingo South Beach is the 15-story bayfront condominium tower of Flamingo Point, the 16.5-acre complex at 1500 Bay Road in South Beach, Miami Beach, on Biscayne Bay at the west end of 15th Street. The South Tower was built in 1960 as part of the Morton Towers apartments, on land once occupied by Carl Fisher's 1921 Flamingo Hotel, and was converted to condominiums in 2006 by MCZ Development and Centrum Properties. The complex's North and Center towers remain rental apartments, so the condominium is often listed as Flamingo South Tower or Flamingo Point South. Miami-Dade property records list 561 residences in the Flamingo South Beach I Condominium, with about 42 units on each floor from the 2nd to the 15th, a dozen on the ground floor and four ground-level lanai units. Flamingo South Beach condos are mostly studios of about 454 to 584 square feet and one-bedrooms of about 722 to 1,027 square feet, with two-bedroom, two-bath units of about 1,020 to 1,240 square feet and a few top-floor three-bedroom penthouses of about 2,029 square feet. West-facing lines look across Biscayne Bay to the Downtown, Brickell and Edgewater skylines and Fisher Island, while others face the palm courtyard and pools; many units have been renovated with new kitchens, and some add in-unit washers and dryers. Residents share the complex's resort amenities: two bayfront infinity-edge pools with cabanas and hot tubs, a 1,300-foot baywalk, a 14,000-square-foot two-level fitness center with yoga and spin classes, basketball and beach volleyball courts, tropical gardens with sunset yoga, a dog play area and pet spa, a business center and work suites, a hair salon and medical spa, dry cleaning, a convenience market, the La Piscine poolside restaurant and Pura Vida. Security is staffed 24 hours, and valet and garage parking are available for a monthly fee. MLS records show leasing allowed with a 30-day minimum up to 12 times a year, which makes Flamingo South Beach condos for rent a common choice for seasonal stays. The complex is a short walk from Lincoln Road, Whole Foods, Trader Joe's, Flamingo Park and the Miami Beach Convention Center, with the Venetian Causeway and the beach a few minutes away. The 2006 conversion was one of the largest condo conversions in Florida at the time. As of October 2026, Flamingo South Beach condos for sale were asking about $333,000 to $1.75 million, with 13 South Tower closings in the prior 12 months between $275,000 and $695,000 at a median of about $616 per square foot, and rentals listed from about $2,100 to $9,900 a month.
