400 Sunny Isles is a bayfront condominium of twin 20-story glass towers at 400 Sunny Isles Boulevard in Sunny Isles Beach, completed in 2015 by Key International. Chad Oppenheim designed the project and Kobi Karp served as architect of record. The towers sit west of Collins Avenue on more than 640 feet of frontage on Biscayne Bay and the Intracoastal, beside the Sunny Isles Boulevard causeway. Miami-Dade records divide the community into two residential condominiums, 400 Sunny Isles Condo East with 133 residences and 400 Sunny Isles Condo West with 97, for 230 homes in all, plus a separate marina condominium of 84 dry-dock slips and 32 wet slips and four commercial units. County records classify 16 one-bedroom homes of about 1,091 to 1,113 square feet, 76 two-bedroom, 130 three-bedroom and eight four-bedroom residences of about 3,088 to 3,140 square feet. Many plans are two-level homes with double-height ceilings, ground-level marina residences open directly to the docks and garage without an elevator, and the four penthouses, PH-01 to PH-04, measure about 2,256 square feet each; a 2026 listing for PH-03 described a spiral staircase to a private rooftop terrace with a hot tub. Floor-to-ceiling impact glass, Italian cabinetry and views over the bay, the marina and Oleta River State Park are typical. The marina is the building's defining feature. Wet slips take boats of about 30 to 100 feet with beams up to 25 feet, and indoor dry slips take boats up to about 35 feet; slips are bought or rented separately from residences, and a deeded 35-foot indoor slip was offered for $230,000 in 2026. The bayfront pool deck has an infinity-edge pool with cabanas, a pool bar and hot and cold plunge pools, alongside a spa with saunas, steam rooms and a massage room, a fitness center with an aerobics and yoga room, a clay tennis court, a party room, a business center, garden areas and a small bay beach. Valet, 24-hour concierge and security complete the services. Listings reported the pool under renovation in 2026. The beach and the shops and restaurants of Collins Avenue are a short walk east along the boulevard, Oleta River State Park lies across the water to the west, and Aventura Mall and Bal Harbour Shops are a short drive. In October 2026 there were 20 active 400 Sunny Isles condos for sale, asking about $850,000 to $2.39 million, and rentals ran about $5,700 to $7,000 a month. Twelve resales closed in 2026 at about $660,000 to $2.2 million, led by unit 2008 in March 2026, with a 2026 median of about $655 per square foot.
