Ocean Reserve · #PH-15

Ocean Reserve is a large resort-style condominium at 19370 Collins Avenue in Sunny Isles Beach, on the west side of Collins Avenue across the street from the beach at the north end of the city near Golden Beach. The Miami-Dade Property Appraiser records it as Ocean Reserve Condo with a 1972 year built. Its MLS records and listings describe it as a building that permits daily and short-term rentals, even though it is not a condo-hotel. The county lists 398 residences plus 12 commercial condo units. Ocean Reserve condos are dominated by 276 one-bedroom units of about 1,005 square feet, many with a den and a half bath, alongside about 116 two-bedroom units of about 1,505 to 1,665 square feet and a handful of three-bedroom layouts, including a 2,498-square-foot penthouse. Floors run 26 units wide, with a penthouse level on top. Units face east to ocean and park views or west over the pool, tennis courts and Intracoastal Waterway; listings describe renovated kitchens with stone counters and stainless-steel appliances, porcelain or wood-look floors, in-unit washers and dryers in many units and laundry rooms on every floor. Amenities include a heated pool, fitness center, tennis courts, a barbecue area, cabanas, an on-site cafe or restaurant, a convenience store, valet and assigned garage parking, and 24-hour security. Most MLS listings record a one-day minimum lease and up to 365 leases per year, and listings state that daily, weekly and monthly rentals including Airbnb are permitted subject to condominium rules and licensing; at least one listing notes a maximum rental period of three months for daily-rental units. The building sits across Collins Avenue from the sand, near the Golden Beach line, with newer oceanfront towers on the opposite side of the street. Restaurants and shops in Sunny Isles Beach and Aventura are close by, and Aventura Mall and Bal Harbour Shops are a short drive away. Ocean Reserve has been completing its 50-year recertification work; 2026 listings report that new impact windows and balcony doors have been installed under the recertification project and that some sellers are paying the related assessment at closing, so buyers should ask about assessment status. As of October 2026, about 47 Ocean Reserve condos for sale were listed at asking prices from $359,000 to $757,000, a median of about $441 per square foot, and 12 closed sales over the previous 12 months ranged from $295,000 to $575,000, a median of about $368 per square foot. Ocean Reserve condos for rent were listed from about $1,250 to $6,500 a month, and association fees on listed units run a median of about $1.12 per square foot per month.
