Carriage Club North · #307

Carriage Club North at 5005 Collins Avenue is an oceanfront condominium on Millionaire's Row in Mid-Beach, Miami Beach. Completed in 1964 and recorded as The Carriage Club North Condo, the full-service high-rise sits directly on the sand with the Miami Beach Boardwalk at its back, and it is one of the more accessible ways to own oceanfront Mid-Beach condos. Miami-Dade Property Appraiser records list about 308 apartments: 178 one-bedroom units of about 940 to 1,120 square feet, 127 two-bedroom units of about 1,200 to 2,090 square feet and three three-bedroom units, along with a penthouse level, 15 boat dock units and a few commercial spaces. Many one-bedroom plans have one and a half baths, and several two-bedroom homes use a split plan with a corner balcony. East-facing lines look over the pool, garden and ocean; west-facing lines look across Indian Creek and Biscayne Bay to the Miami skyline. Recent listings describe impact windows and doors, glass balconies and renovated kitchens and baths. Carriage Club North condos come with a full-service setup: a 24-hour front desk and security, valet and covered garage parking with one assigned space per unit and a second space available for a fee, a heated beachfront pool with a jacuzzi and kids' pool, a beachside gym with ocean views, a sauna, a BBQ and picnic area, beach chair service, a beauty salon, an on-site restaurant, a library and billiards lounge, a party room, bike storage, a paddleboard and surfboard rack, community storage and a Shabbat elevator. Monthly maintenance typically includes cable, internet and water. The building is between the Fontainebleau and the Alexander, a short walk from the Eden Roc and the 41st Street dining corridor, with Surfside, Bal Harbour Shops and South Beach each a short drive along Collins Avenue. Across the street, Indian Creek holds the building's boat docks. Listings report that the association has completed its 40-year and 50-year recertifications, along with impact windows, new glass balconies and a new lobby, and some sellers note assessments paid in full at closing. MLS records show a 30-day minimum lease on most listings, association approval in about one to two weeks, and pet restrictions.
