Ocean Four · #1105

Ocean Four is a 40-story oceanfront condominium at 17201 Collins Avenue in Sunny Isles Beach, completed in 2006 as the fourth and newest tower of The Related Group's Ocean series. The roughly 403-foot tower stands on the beach just south of Samson Oceanfront Park, in the middle of the city's oceanfront condo corridor. Miami-Dade property records list 281 residences, 212 two-bedroom and 69 three-bedroom homes, with recorded areas of about 1,301 to 3,018 square feet. Lower and middle floors hold nine residences each and upper floors seven. Two-bedroom plans range from about 1,301 square feet on the 09 line to about 1,644 square feet on the 03 line and about 1,886 square feet on the 04, 06 and 07 lines, where direct-ocean homes with two and a half baths and two balconies face sunrise over the Atlantic and sunset over the city. Three-bedroom plans on the 01 line run about 2,755 square feet, and upper-floor 05 and 08 line residences of about 3,018 square feet offer ocean views from every bedroom; one remodeled 3,018-square-foot home has four en-suite bedrooms. Listings describe Italian-style kitchens with Miele appliances and Sub-Zero refrigerators, granite counters and marble floors, and split-bedroom plans are common. Amenities center on the beach: a beachfront restaurant serving breakfast and lunch, full beach and pool service, and a heated pool and jacuzzi overlooking the ocean. The fitness center includes a cardio room and yoga studio with yoga, Pilates and Zumba classes for residents, and the building adds a spa with sauna and steam rooms, a billiard room and a community room. A 24-hour doorman, valet and security staff run the building, most units include one assigned parking space plus one free valet space, and listings report that high-speed internet and cable are included. Samson Oceanfront Park at 17425 Collins Avenue is next door, and a supermarket, coffee shops and restaurants are across Collins Avenue. Aventura Mall, Bal Harbour Shops and Gulfstream Park are each a short drive. Ocean Four is the newest of the Ocean towers, and most of its resales are two-bedroom homes. MLS records show one lease a year and no leasing during the first year of ownership, with pets limited to 20 pounds. Six resales closed in 2026 at about $951,500 to $1.55 million, a median of about $769 per square foot, and Ocean Four condos for sale were asking about $950,000 to $2.9 million in October 2026, with rentals at about $5,800 to $10,500 a month.
