The Mutiny (also known as The Mutiny Hotel, Mutiny on the Bay and, originally, Sailboat Bay) is a 12-story bayfront condo-hotel at 2951 South Bayshore Drive in Coconut Grove, Miami, facing Biscayne Bay and the Dinner Key anchorage. Burton Goldberg built it in 1968 as an apartment building, it became a hotel in the mid-1970s, and Flagler Development converted it to condominiums in a $28 million renovation completed in late 1998, reopening it in April 1999. The architects of record are Thurston Hatcher and Sackman 2 Architects, and the hotel program is managed by Provident Resorts. Miami-Dade property records list 171 residential units (most reports round to 170) plus two commercial units, arranged in about 17 lines on floors two through eleven, with nine penthouses on the top floor. Most Mutiny condos are one-bedroom suites of about 560 to 740 square feet, and the two-bedroom residences run about 1,040 to 1,420 square feet. Suites have full kitchens and separate living and dining areas, many have private balconies with bay, marina or pool views, and some include in-unit washers and dryers. Some units are rented through Provident's hotel program, while others are traditional condos that are owner-occupied or leased; MLS listings show daily rentals are permitted and dogs are allowed. Amenities include a heated pool with a coral-stone waterfall, a hot tub, a fitness center with sauna and steam room, an on-site restaurant and bar with room service, a business center, a 24-hour front desk and concierge, valet parking and 24-hour security. The building sits across South Bayshore Drive from Biscayne Bay, within a short walk of CocoWalk, the shops and restaurants of Main Highway and Commodore Plaza, Peacock Park and the Dinner Key marinas and sailing clubs. Downtown Miami and Brickell are about 15 minutes north, and Miami International Airport is about 20 minutes away. The Mutiny is one of Coconut Grove's best-known buildings: its members-only Mutiny Club drew musicians, athletes and, in the 1980s, drug traffickers, inspiring the Babylon Club scenes in Scarface and Roben Farzad's 2017 book Hotel Scarface. It was renovated again in 2010. Since late 2024 the condominium has drawn three bulk buyout proposals: DaGrosa Capital in December 2024, Slate Property Group with Steven Figari at $160 million in February 2025, and BH Group at about $160 million in January 2026, which needed contracts on at least 140 units; as of June 2026 no deal had been approved, and Florida law requires 80 percent of voting interests to terminate the condominium. For buyers looking at Mutiny condos for sale, seven units were listed as of October 2026 with asking prices from about $525,000 to $620,000, rentals were advertised from about $3,450 to $4,900 a month, and six sales in the prior 12 months closed between $500,000 and $1.2 million.
