Roney Palace · #Ph14

Roney Palace is a 17-story oceanfront condominium at 2301 Collins Avenue in South Beach, Miami Beach, sharing an oceanfront complex with 1 Hotel South Beach in the Collins Park area between 23rd and 24th streets. It stands on the block where the Roney Plaza Hotel, designed by Schultze & Weaver, opened in 1926; that hotel was demolished in 1968, and the current building, which county records still list under the 1926 date, has operated as the Roney Palace condominium since around 2000. Miami-Dade property records list 557 residences in the Roney Palace Condo plus 14 commercial units, with a separate Roney Palace Commercial Condo covering the ground-level space. Residential floors run from the 3rd to the 16th with about 42 units each, topped by a penthouse level. Roney Palace condos are mostly studios of about 600 to 760 square feet and one-bedrooms of about 600 to 980 square feet, including junior one-bedroom-plus-den plans with one and a half baths; two-bedrooms run about 840 to 1,840 square feet and three-bedrooms reach about 2,800 square feet, many of them created by combining adjoining units. Ocean-facing lines look straight over the 1 Hotel pools to the Atlantic, the southeast corners add Miami skyline views, and renovated units often include in-unit washers and dryers, with laundry rooms on every floor for the rest. Residents share the 1 Hotel complex's resort facilities: oceanfront pools with cabanas and a hot tub, beach service on the hotel's roughly 600-foot stretch of sand, the Anatomy fitness center, the Bamford Wellness Spa, and restaurants including AVIV, the Watr rooftop and Plnthouse cafe. The association provides 24-hour security, valet parking and on-site management, and fees typically include cable, internet, water and one valet parking space. MLS records consistently show leasing allowed with a 30-day minimum up to 12 times a year, which makes Roney Palace condos for rent a common choice for seasonal stays. The building sits between 1 Hotel and W South Beach, steps from Collins Park, the Bass Museum of Art, the Miami Beach Regional Library and the Beachwalk, with Lincoln Road and the Miami Beach Convention Center a short walk south and west. As of October 2026, 41 Roney Palace condos for sale were asking about $520,000 to $6.95 million, with 19 closings in the prior 12 months between $640,000 and $3 million at a median of about $1,412 per square foot, and rentals listed from about $3,600 to $46,500 a month depending on size and season.
