Prive at Aventura · #805

Privé at Island Estates is a twin-tower condominium development on its own private eight-acre island in Aventura, addressed at 5000 and 5500 Island Estates Drive. Privé Aventura was developed by Gary Cohen and BH3 Management and designed by Sieger Suarez Architects, with interiors by the Miami firm Interiors by Steven G. Privé was completed in 2017 and is widely cited as the last new private-island residential development permitted in South Florida. Each of the two 16-story Privé towers holds 80 residences for a total of 160 units, ranging from 2,585 to 9,500 interior square feet across two- through six-bedroom flow-through layouts, including a series of two-story penthouses at the top of each tower. The unit sizes at Privé are calibrated to single-family-home buyers rather than the studio-through-three-bedroom mix typical of South Florida tower condominiums. Each residence at Privé at Island Estates features wraparound terraces, water views in every direction, 10-foot ceilings, floor-to-ceiling glass, Italian marble flooring, Snaidero kitchens with custom millwork, Sub-Zero and Wolf appliances, and high-end fixtures and finishes throughout. The Island Estates island itself is accessed by a single guarded bridge from the Aventura mainland with a 24-hour gatehouse, with Williams Island, the Turnberry Isle resort and golf complex, and the Aventura Mall corridor all within a short drive. Bal Harbour Shops, the Bal Harbour beaches, and the Atlantic Ocean beaches at Sunny Isles and Haulover Park sit minutes east across the William Lehman Causeway. The Brightline Aventura station at Aventura Mall provides direct rail service to MiamiCentral, Fort Lauderdale, West Palm Beach, and Orlando. The amenity program at Privé Island Estates spans both towers and the surrounding island grounds: a private marina with deepwater boat slips, a beach-entry resort pool, a separate north-south lap pool, a private sand beach along the Intracoastal, a 10,000-square-foot spa and fitness center, a lighted tennis court, jogging paths around the perimeter of the island, private dining and social rooms, a business center, a children's playground, a guest suite, and full-service 24-hour concierge and valet service. The combination of the gated private island, the unusual unit sizes up to 9,500 square feet, the multi-pool amenity slate, and the rarity of new private-island development in South Florida gives Privé Aventura a market profile distinct from the adjacent Aventura tower market and closer to a single-family-home alternative for buyers who want the security and amenity slate of a high-rise.
