Mandarin Oriental Residences, West Palm Beach is a planned 31-story waterfront condominium at 5400 North Flagler Drive, Mandarin Oriental's first standalone residential building in South Florida, with no hotel. Great Gulf of Toronto is developing it under a brand license with Mandarin Oriental, with architecture by Safdie Architects, Moshe Safdie's firm, in its first Florida residential tower, interiors by Studio Munge and landscape by Enea. The tower holds 87 residences, four per floor and every one a corner home, in two- to four-bedroom plans of about 2,300 to more than 5,800 square feet, plus two multi-level private villas at the base and a full-floor penthouse at the top. Each residence is planned with private elevator access, floor-to-ceiling glass and deep wraparound terraces facing the Intracoastal. Safdie's curvilinear tower is shaped around those terraces. Amenities include a rooftop pool deck with lounge and cabanas, a wellness spa, a fitness center, a ground-level pool with bar and cabanas, a pickleball court, a sports lounge, a garden lounge, private dining spaces and guest suites. Along the water, a waterfront promenade leads to a beach-inspired shoreline with a spiral stair to the water and marina facilities with private dockage. Mandarin Oriental hospitality services are planned, including concierge, valet, housekeeping coordination and wellness programming. The 2.5-acre site, the former Poinsettia Club Apartments property, is on the Intracoastal in Northwood, north of downtown West Palm Beach. Downtown, the Brightline station and the bridges to Palm Beach are about 10 minutes south, and Palm Beach International Airport is about 15 minutes away. Sales launched in February 2026 with pricing from about $3.5 million, rising past $20 million for the villas and penthouse. Groundbreaking is estimated for 2027.
