100 Las Olas is a 46-story, 499-foot mixed-use tower at 100 E Las Olas Boulevard in downtown Fort Lauderdale, completed in 2020 by The Kolter Group with architecture by SB Architects and common-area interiors by Chicago-based Simeone Deary Design Group. The 100 Las Olas building holds 113 luxury condominium residences on its upper floors above a 238-key Hyatt Centric hotel, a lobby-level restaurant and bar with indoor and outdoor seating, a ballroom and meeting space program, and 8,500 square feet of street-level retail. The tower is the tallest building in Fort Lauderdale and the first downtown condominium project with a full-service hotel component delivered in roughly a decade. Residences range from one- to four-bedroom layouts with 10-foot ceilings, floor-to-ceiling glass, Italian kitchens, Sub-Zero and Wolf appliances, stone bath surrounds, deep terraces, and panoramic ocean, river, and city exposures. The 100 Las Olas site sits at the corner of Andrews Avenue and Las Olas Boulevard, the cultural and dining spine of downtown Fort Lauderdale. The Riverwalk along the New River runs one block south, connecting Las Olas Boulevard to Esplanade Park, the Broward Center for the Performing Arts, the NSU Art Museum, the Museum of Discovery and Science, and the Stranahan House historic site. Las Olas Boulevard itself runs east from the tower past restaurants Louie Bossi's, Big City Tavern, Wild Sea, and OPA Santorini, plus art galleries, boutique retail, and the Riverside Hotel. Brightline's Fort Lauderdale station is about half a mile west with direct service to Miami and Orlando, Las Olas Beach is two miles east on A1A, and Fort Lauderdale-Hollywood International Airport sits roughly ten minutes south. Residents at 100 Las Olas share an elevated pool deck with private cabanas, a fitness center with separate yoga and pilates studios, a spa with treatment rooms, a residents' lounge and library, a wine and cigar room, a screening room, a private dining and chef's table room, a kids' playroom, and 24-hour concierge, valet, and security. The 100 Las Olas condo program runs separately from the Hyatt Centric hotel, but residents can access hotel services including room service, housekeeping, and the lobby restaurant and bar, plus the hotel's meeting and ballroom spaces for private events.
