Canal by IQ (also marketed as Canal West Aventura) is a six-story condominium under construction at 18550 NE 23rd Court, Miami, FL 33180, on the east bank of the Oleta River. The site is in the unincorporated Ojus area of Miami-Dade County, just west of the City of Aventura, in the district the developers market as West Aventura. Sagewood Corp. and IQ Concept Development are the developers, Sagewood is also the general contractor, and N25 Architecture designed the building. Ornare is the kitchen partner. The building holds 34 residences: 7 studios, 16 one-bedrooms and 11 two-bedrooms. Interiors run from 466 to 973 square feet. Studios start at 466 square feet, one-bedrooms range from 604 to 846 square feet and two-bedrooms from 907 to 973 square feet, and every one- and two-bedroom plan includes a terrace. Each residence is planned with smart home technology. Parking is 24 shared spaces with valet service, plus electric vehicle charging stations. The amenities face the water. Plans show a pool beside the canal with lounges, a canal-front deck with a sauna and Jacuzzi, a patio with canal views, grilling stations, a fitness center with cardio and weight equipment, a minimalist lobby and 24-hour security and concierge service. The developers point to direct river access for kayaking, paddleboarding and fishing, and a later rendering shows a small launch dock. Greynolds Park, Aventura Mall and the Aventura Brightline station are nearby. The developers assembled the 15,770-square-foot site for about $2 million in 2022. Florida YIMBY reported in June 2026 that construction had started, with completion targeted for late 2027 and prices from $463,000 for the smallest units, citing the South Florida Business Journal.
