Domus Brickell Center is a 35-story pre-construction condominium at 1034 SW 2nd Avenue in Miami's Brickell financial district, developed by North Development - a joint venture between Miami-based Oak Capital, led by Ricardo Dunin, and Peru-based Edifica. Studio MC+G Architecture leads the design with interiors by Urban Robot Associates and landscape work by JBC Planning & Design. The tower will deliver 579 fully furnished residences under the FLATS concept - Flexible Apartments for Temporary Stays - which positions Domus Brickell Center for both short-term hospitality use and longer-term residential occupancy. The project broke ground in 2025 after securing its utilities agreement, with completion targeted for 2027. The 1034 SW 2nd Avenue address places Domus Brickell Center mid-grid on the western Brickell parcel network, within walking distance of Brickell City Centre, Mary Brickell Village, and Simpson Park. The Brickell Metromover loop runs along SW 1st Avenue two blocks east, the Brickell Metrorail station sits at the south end of the grid, and the Brightline Miami station at MiamiCentral is reached in about five minutes by car for direct service to Fort Lauderdale, West Palm Beach, and Orlando. The Miami River sits two blocks north, Wynwood and the Design District are each a 10-minute drive, and the Rickenbacker Causeway carries residents onto Key Biscayne and Crandon Park in roughly 15 minutes. Domus Brickell Center's amenity program is built around the hospitality model. The 35-story tower includes a 4,000-square-foot social hub called The Cypress Room with a café, wine bar, and artisanal market, supported by co-working space, a wellness center, a steam room, a fitness room, and 24-hour oversight from North Management. The fully furnished delivery and FLATS framework allow owners to switch between personal occupancy and short-term rental placement without retrofitting. Domus Brickell Center sits adjacent to its sister project Domus Brickell Park, and the two buildings share aspects of the operating program while delivering different tower heights and unit counts.
