E11EVEN Residences Beyond is the second phase of PMG and E11EVEN Partners' District 11 development, rising 65 stories at 60 NE 11th Street in Downtown Miami's Park West neighborhood. While the flagship E11EVEN Hotel & Residences tower next door is engineered for daily short-term rentals, the Beyond tower was conceived as its quieter, longer-stay counterpart: 461 fully finished and furnished residences with a 30-day minimum-stay policy capped at roughly 12 stays per year, designed for owners who want operating optionality without nonstop turnover. Sieger Suarez Architects handled the structure and AvroKO curated the interiors, with floor plans running from studios through three-bedrooms plus a Limited Penthouse Collection at the top. The Downtown E11EVEN Beyond pre-construction project sits at the center of Miami's hospitality and transit grid. The Kaseya Center is two blocks south, Miami Worldcenter and the MiamiCentral Brightline station are a five-minute walk, and Perez Art Museum, the Frost Science Museum, Bayfront Park, and the Adrienne Arsht Center are all reachable on foot or by Metromover along Biscayne Boulevard.
