HQ Residences Miami is a 35-story, 229-unit condominium tower planned for 422 NE 29th Street in Edgewater, a partnership between Black Salmon, The Boschetti Group, and Constellation Group with hospitality programming by HQ Hotels & Residences by sbe. Arquitectonica designed the tower with a sculptural diagrid facade that wraps the structural rhythm in exposed concrete and glass, DesignAgency and Craft Studio are handling interiors, and Swiss landscape architect Enzo Enea leads the landscape program. Construction completion is anticipated for 2029, and the project entered the active marketing phase under the HQ branding in 2025. The HQ Residences site sits two blocks off Biscayne Bay between the Adrienne Arsht Center for the Performing Arts and Margaret Pace Park, with Wynwood, the Miami Design District, and Midtown Miami within a roughly mile radius. Biscayne Boulevard and the I-395 ramps put Brickell, South Beach, and PortMiami within a 10 to 15 minute drive, while Brightline MiamiCentral connects to Fort Lauderdale, West Palm Beach, and Orlando without a transfer. The Edgewater block faces a wave of new construction including ELLE Residences, EDITION Residences, Cove Miami, and Edge House, which are reshaping the neighborhood into one of Miami's densest residential build-outs along the Biscayne Bay corridor. Margaret Pace Park sits four blocks south for waterfront tennis courts and dog runs.
