Mint at Riverfront

Mint at Riverfront is a Miami River condominium at 92 SW 3rd Street, completed in 2010 by Key International as part of the larger Riverfront master plan that also includes the Ivy and Wind towers. The building rises along the north bank of the river and was designed by Luis Revuelta with roughly 530 residences across one-, two-, and three-bedroom layouts ranging from about 750 to over 1,800 square feet. Twelve distinct floor plans are spread through the tower, with floor-to-ceiling glass and balconies on each unit. Mint at Riverfront's delivery year placed it among the first wave of Miami towers completed coming out of the 2008 downturn, and the building benefited from Key International's broader hospitality experience, which the firm has since extended to projects like 1 Hotel & Homes South Beach. The Mint at Riverfront site is inside the Miami River District's gated Riverfront enclave, on the seam between Downtown Miami and Brickell. The Brickell Avenue Bridge, the Brickell City Centre district, and Mary Brickell Village are all within walking distance south, while Bayfront Park, the Kaseya Center, and the Brightline MiamiCentral station are short walks or rides to the north. The Metromover Knight Center and Riverwalk stations are nearby, and access to I-95 runs through the SE/SW 3rd Street and SW 8th Street ramps. The riverwalk path connects east through downtown and the Brickell Bridge, and the Riverfront enclave's internal boulevard is anchored by a Publix-anchored ground floor and the Garcia's Seafood riverwalk dining row. The amenity program at Mint pairs the tower with the broader Riverfront podium and includes an infinity-edge pool deck overlooking the river, a separate lap pool, a fitness center, a spa with steam and sauna, a residents' lounge, a business center, a children's playroom, and ground-floor cafe and convenience retail along the riverwalk. The building has 24-hour security, valet at the porte cochere, and a controlled-access lobby with concierge. Mint at Riverfront tends to draw a mix of full-time owners, downtown professionals, and short- to mid-term renters given the river views and the walkability to Brickell, and the building's larger floor plans relative to its sibling Wind tower make it a common landing spot for buyers stepping up from a starter Brickell unit.
