42 Pine

42 Pine is an eight-story boutique condominium at 340 West 42nd Street in the Nautilus section of Mid-Beach, Miami Beach, near the intersection of Pine Tree Drive and 41st Street. The project is developed by JP Roosevelt LLC, an entity linked to the Boymelgreen family, with architecture by Arquitectonica and landscape design by ULU Studio. Douglas Elliman handles exclusive sales. Sales launched in 2022, the building was financed with a $35.5 million construction loan from BridgeCity Capital, and it topped off in June 2023. Earlier delivery targets of late 2023 and early 2024 have passed. County property records for 2026 still show the site as a single developer-owned parcel with no individual condominium units recorded, so owner closings have not yet taken place, and no updated completion date has been published. Developer inventory has been offered on the MLS since 2025. At launch, the developer announced 50 residences, including eight penthouses, in one- to three-bedroom layouts of roughly 700 to 2,700 square feet, with reported pricing from about $700,000 to $4 million. More recent listing materials describe 41 one- to four-bedroom homes, so the final residence mix may differ from the launch figures. Residences feature floor-to-ceiling windows and doors, private terraces with glass railings, French white oak floors, marble countertops, custom Italian cabinetry, Wolf and Sub-Zero appliances and kitchens designed for kosher cooking, and current listings describe units as coming fully furnished. Amenities include a rooftop pool and spa deck with a 52-foot pool, cabanas and a yoga and meditation lawn, plus a fitness center, club and game room, media lounge, children's playroom and Shabbat elevators, with concierge, doorman, valet and porter service.
