The William Residences is a 26-story pre-construction condominium at 2040 NE 163rd St in North Miami Beach, developed by Blue Road and Ilia Development Group and designed by Carlos Ott in collaboration with Behar Font & Partners, with interiors by Urban Robot. The 374 residences range from studios to three bedrooms, 552 to 1,412 square feet, and sales launched in September 2025 with pricing from the high $300,000s; the project reported 35 percent sold by mid-2026. Residences feature floor-to-ceiling windows and sliding glass doors, expansive private balconies with glass railings, imported porcelain flooring, Italkraft cabinetry in a tobacco walnut finish, quartz counters with seamless backsplash, integrated Bosch appliances, brushed black chrome Hansgrohe fixtures and in-unit washer and dryer. The project also participates in the EB-5 investor program. The site on NE 163rd Street sits about a mile west of the Intracoastal and the causeway to Sunny Isles Beach, a short drive from Oleta River State Park, Aventura Mall, Bal Harbour Shops and the Brightline Aventura station.
