Oceania III

Oceania III is the third oceanfront tower in the five-building Oceania complex at the southern end of Sunny Isles Beach, with an address at 16485 Collins Avenue. Designed by BC Architects, Oceania III holds approximately 165 residences and shares a deep oceanfront parcel with Oceania I and Oceania II, while Oceania IV and Oceania V sit across Collins on a private Intracoastal island. As part of a master-planned community that gave Sunny Isles one of its first true resort-condo programs, the layout still produces large two- and three-bedroom floor plans with double balconies and direct ocean exposure. The Oceania III parcel sits in the Collins 16000s, immediately south of the Sunny Isles entertainment row and a short drive north of the bridge into Bal Harbour. Bal Harbour Shops, the 96th Street oceanfront access points and the boutique restaurants along Kane Concourse are within a 5- to 10-minute drive, and Aventura Mall, Aventura's Brightline station and the Williams Island community sit roughly 15 minutes north via Collins. The beach in front of Oceania III is wide and lifeguarded, and residents can walk south along the Sunny Isles beach path toward Haulover Park and the Haulover Inlet. The Oceania amenity program is one of the larger ones in Sunny Isles thanks to the shared resort campus. Residents at Oceania III have access to oceanfront swimming pools, a 30,000-square-foot spa and fitness center, a private restaurant, lighted tennis courts, racquetball, a putting green, a beach club with cabana service, a marina across the street on the Intracoastal and 24-hour security and valet. The combination of resort-scale amenities, large floor plans and direct ocean access keeps Oceania III in steady demand among full-time Sunny Isles residents and snowbird owners. Oceania III is a particularly good fit for buyers who want a long-established complex rather than one of the newer ultra-luxury towers further north on Collins.
