Carlisle on the Ocean

Carlisle on the Ocean is a 12-story oceanfront condominium at 9195 Collins Avenue in Surfside, originally built in 1965 and progressively renovated by owners and the association over decades. Carlisle on the Ocean holds approximately 115 residences in studio, one-, two-, and three-bedroom layouts with private balconies, generous square footage relative to current new construction, and direct east-facing views of the Atlantic Ocean. Interior finishes vary significantly by unit: many residences have been gutted to the slab and rebuilt with porcelain tile, open kitchens, quartz counters, modern appliance packages, and updated baths, while original 1960s layouts can still be found at lower price points for buyers willing to renovate. The Carlisle's mid-century footprint and low building height keep density well below the newer high-rise towers up Collins in Bal Harbour and Sunny Isles. The 9195 Collins address sits in the Surfside town center, two blocks from the Four Seasons at The Surf Club and the Surf Club Restaurant by Thomas Keller, and immediately adjacent to Surfside's small commercial strip with Carpaccio Surfside, Josh's Deli, the Surfside Community Center pool, and the Surfside Library. Bal Harbour Shops with Hermes, Chanel, Dior, Brunello Cucinelli, Goyard, and dining at Le Zoo and Makoto sits a 10-minute walk south, and Haulover Park, Haulover Marina, the Haulover tennis center, and the Indian Creek Country Club are five minutes north. Aventura Mall and the Brightline Aventura station reach within 15 minutes by car west across the William Lehman Causeway. Carlisle on the Ocean's amenity program includes an oceanfront heated swimming pool with sundeck, a fitness center, a sauna, a community room, a private boardwalk gate to the beach, on-site convenience services, and assigned covered parking, with 24-hour security, on-site management, and front desk staff. The Carlisle maintains bicycle storage, guest parking, pet-friendly policies on select floor plans, and beach chair and umbrella service in season. The Surfside oceanfront promenade running north to Bal Harbour Village and south toward the Faena District passes directly behind the property, putting miles of continuous beachwalk within steps of the front door.
