Surf House at The Surf Club is a planned 11-story oceanfront condominium at 8995 Collins Ave in Surfside, developed by Fort Partners on a half-acre lot at the south end of its Four Seasons Hotel and Residences at The Surf Club. Jerome Engelking is the design architect with Kobi Karp Architecture as architect of record, interiors are by Fabrizio Casiraghi and landscape by Peter Wirtz. Only 17 residences fill the building, from two to five bedrooms. Published floor plans run from about 2,262 to 7,780 square feet of interior space: a two-bedroom Residence A of 2,626 square feet with a 787-square-foot terrace, a four-bedroom Residence B of 5,518 square feet with a 1,787-square-foot terrace, and a combined five-bedroom full-floor plan. Homes feature floor-to-ceiling glass with direct ocean views, deep terraces with glass railings, natural wood and stone finishes with soft curves, in-residence spa treatments and on-demand car service. Amenities include a rooftop pool and sundeck, a spa with steam room, sauna and hot tub, a wellness center with fitness studio and private training room, a residents' club room with library, a ground-floor garden with outdoor kitchen, direct beach access with chair service, 24/7 concierge and valet, plus access to The Surf Club's spa, beach club, cabanas and The Surf Club Restaurant by Thomas Keller. Fort Partners bought the site for $60 million in April 2024 and closed a $110.7 million construction loan in November 2024. The lot previously held the original nine-story Surf House condominium, terminated after years of litigation and demolished in 2023; the new facade is designed to recall that 1965 building.
