Surf House Surfside: Fort Partners' Four Seasons Residence at 8995 Collins Avenue (2026 Guide)
Surf House at The Surf Club, a Four Seasons Residence is an 11-story oceanfront condominium with 17 residences at 8995 Collins Avenue in Surfside, FL 33154. It is being developed by Fort Partners, the company led by Nadim Ashi that built the neighboring Four Seasons Hotel and Residences at The Surf Club. French architect Jerome Engelking designed the facade, KKAID (Kobi Karp Architecture & Interior Design) is the architect of record, Fabrizio Casiraghi is designing the interiors and Peter Wirtz is designing the gardens.
The site sits on the ocean side of Collins Avenue between Arte at 8955 Collins and The Surf Club Four Seasons, and Surf House residents will have access to The Surf Club's amenities, according to The Real Deal's May 2026 reporting. The project takes its name from the original nine-story Surf House condominium built on this site in 1965, and Fort Partners describes the new facade as designed to converse with that building.
Fort Partners has not released pricing. This guide sets out what is verified, flags where published figures disagree, and shows how Surf House compares with the other Fort Partners buildings and new Surfside projects nearby. For the wider area, start with our Surfside neighborhood guide.

The name, address, design team and residence count come from Fort Partners' project page. The height and financing come from The Real Deal's and Commercial Observer's November 2024 coverage, and the owner entity from Fort Partners' August 2024 notice to neighbors. The contractor and permit number come from KAST Construction's October 2025 project notice to neighbors, and the facade components from the fabricator, MODECO. Pre-construction programs can change, so confirm each line with the sales team.
Residences, bedrooms and sizes
Surf House is a very small building: 17 residences across 11 stories. Fort Partners describes the homes as finished in fine natural materials, with wood, stone and glass and soft curves that follow the architecture, but its project page does not give bedroom counts or sizes.
Those figures come from sales materials circulated by brokers, and they do not all agree:
| Source | What it says |
|---|---|
| Sales-kit copy repeated by several brokers | Two- to five-bedroom residences of about 2,262 to 7,780 square feet |
| Older listing pages describing the earlier 19-unit plan | Residences averaging over 4,000 square feet |
The 2,262 to 7,780 square foot range is an overall range for the building, not a size per bedroom count, and Fort Partners has not confirmed it. Treat it as a guide to the scale of the homes until you see the sales team's floor plan for a specific residence.
You may also see older figures elsewhere. In 2023, under the site's previous owner, Surfside's Planning and Zoning Board approved a 12-story, 19-unit condo, according to Commercial Observer. Fort Partners' current program is 11 stories and 17 residences. Listing pages that show 19 units, or other counts, do not match the developer's figure.
Architecture and project renderings
The renderings show a facade of stacked white arches: curved ribs that rise between the floors and frame each level of terraces. Engelking designed the facade to bring a modern building into conversation with the 1965 Surf House it replaces. MODECO, the Mexican fabricator of the facade components, says it manufactured and supplied the glass-fiber reinforced concrete (GFRC) elements for Surf House, and its project photos show those pieces on the balconies and curved soffits. Other contractors install them on site.
Inside, Casiraghi's interiors use natural wood, stone and glass with soft curves, the same language as the exterior. Peter Wirtz is designing the gardens, and KKAID, the firm that worked with Richard Meier on The Surf Club, is the architect of record.
The first four images are project renderings from Fort Partners. Renderings show the planned design and may change. The final image is an undated construction photograph published by MODECO, showing the structure up and the arched facade being installed along Collins Avenue.
The Collins Avenue rendering shows the building from the street at dusk, with its neighbors behind it. When you review renderings for an oceanfront building this small, ask which floor and orientation each image shows. With only 17 residences, the difference between a lower-floor and an upper-floor home, or between the street side and the ocean side, is a large share of what you are paying for.
Amenities
Fort Partners' project page does not list amenities. The program below comes from sales-kit copy that several brokers publish in nearly identical words. Only two locations are given: the pool is on the roof and the garden is on the ground floor.
- Service: 24-hour front desk, concierge and valet, plus on-demand car service.
- Wellness: a wellness center with a fitness studio and a private training room.
- Spa: steam room, sauna, hot tub, salon and massage room, plus in-residence spa treatments.
- Pools: a rooftop pool and sundeck, and a sunset deck with a vitality pool.
- Gardens: a ground-floor garden with an outdoor kitchen, lounge and lawn, reflecting ponds and cabanas.
- Club room: a residents' club room with a library and dining table.
- Beach: direct ocean access with beach and pool chair service.
Access to The Surf Club
The larger amenity story is next door. The Real Deal reported in May 2026 that Surf House residents have access to the amenities of The Surf Club, as do residents of Fort Partners' two Seaway buildings. The same report describes The Surf Club campus as having 150 condos, a 72-key hotel, four pools and a Thomas Keller restaurant.
What access includes is the question to ask. Request the written terms: which Surf Club facilities are included, whether access carries its own fee or membership, how guests are handled, and whether the right is recorded in the condominium documents or depends on a separate agreement.
Location: 8995 Collins Avenue, Surfside
Surf House is on the ocean side of Collins Avenue in Surfside, on the block between Arte at 8955 Collins and The Surf Club. That makes it part of a cluster of Fort Partners buildings on this stretch of Collins: The Surf Club, Seaway South and Seaway North, and now Surf House. One reporting note: a May 2026 Real Deal article gives the address as 8955 Collins, which is Arte's address. Fort Partners and every other source use 8995 Collins.
The site itself is small: about 25,000 square feet, which reporting has rounded to 0.6 acre or to roughly half an acre. Fort Partners' purchase also included a separate surface lot across the street at 9000 Collins Avenue.

Site history
The original Surf House was a nine-story condominium completed in 1965. According to Commercial Observer, Jason Halpern's JMH Development bought a majority of the units and terminated the condominium. Some owners sued in 2016, and the case was not resolved until 2020. Most of the old building came down in 2023, and Fort Partners told neighbors in August 2024 that the remaining demolition and foundation work had resumed.
Fort Partners first agreed to buy the site in 2021 and completed the $60 million purchase from JMH Development in April 2024. Some broker pages still name JMH as the developer. That is out of date: Fort Partners owns and is developing Surf House.
Construction status and timeline
Here are the dated milestones we could verify, as of October 23, 2026:
| Date | Milestone |
|---|---|
| 1965 | Original nine-story Surf House condominium completed |
| 2016 | Some owners sue JMH Development over the condominium's termination |
| 2020 | The owners' lawsuit is resolved |
| 2023 | Original building demolished; Surfside Planning and Zoning approves a 12-story, 19-unit plan under JMH |
| April 2024 | Fort Partners completes its $60 million purchase of 8995 Collins plus a surface lot at 9000 Collins |
| August 12, 2024 | Fort Partners notifies neighbors that remaining demolition and foundation work have begun |
| November 2024 | $110.7 million construction loan from lenders including Athene Annuity & Life |
| October 14 to November 14, 2025 | KAST Construction's scheduled nighttime water and sewer work on Collins Avenue |
Surf House is under construction. MODECO's photograph shows the structure standing with the arched facade going on, but it is undated, and we found no reported topping-off. Fort Partners has not announced a completion date, and the delivery years shown on some broker pages have no developer or press source behind them.
Surf House vs. nearby Surfside condos
| Project | Developer and design | Scale | Status and context (source) |
|---|---|---|---|
| Surf House at The Surf Club | Fort Partners; Jerome Engelking facade, KKAID | 17 residences, 11 stories | Under construction; contractor notice of October 2025 night utility work |
| The Surf Club Four Seasons | Fort Partners; Richard Meier with Kobi Karp | 150 condos and a 72-key hotel | Completed 2017; four pools and a Thomas Keller restaurant, with amenities shared with Surf House residents (The Real Deal, May 2026) |
| Seaway at The Surf Club | Fort Partners; Joseph Dirand (Seaway South) | Seaway South 26 units in 11 stories; Seaway North about 10 units | Seaway South completed in 2024 and recorded an $86 million penthouse sale in November 2025, a Miami-Dade record; Seaway North was reported near a roughly $386 million sellout in May 2026 (The Real Deal) |
| The Delmore | DAMAC; Zaha Hadid Architects | 37 residences, 12 stories | At 8777 Collins; DAMAC has cited a 2029 completion |
The Seaway buildings are the closest comparison. Seaway North is an even smaller building than Surf House, and Seaway South is a completed building by the same developer where you can see the finished standard of construction and service. The Surf Club is the established campus whose amenities Surf House shares. The Delmore is another new oceanfront project in Surfside, with a later target completion. How to approach a Surf House purchase
- Register on the Surf House building page so you hear when pricing, floor plans or availability are released.
- Confirm the current program. Ask the sales team to confirm the 17-residence, 11-story plan in writing and how it relates to the 12-story, 19-unit plan approved in 2023. Listing pages still carry the older numbers.
- Get sizes for the specific residence. Published size figures disagree, and none come from the developer. Ask for the floor plan, interior and terrace areas and the floor of each residence you are considering.
- Get the Surf Club access terms in writing. Find out exactly what is included, what it costs and where the right to it is written down.
- Ask for the proposed association budget. A building with 17 residences sharing full-time staff, a spa and a rooftop pool spreads those costs across very few owners, so review the budget per residence before you commit.
- Have the contract reviewed. Ask for the deposit schedule, the rental rules in the condominium documents and the current construction schedule, and have a Florida real estate attorney review the escrow terms before you sign.
