Surf Row Residences Surfside: 24-Residence Boutique Condo Guide (2026)

Surf Row Residences is a 24-residence boutique condominium at 8800 Collins Avenue in Surfside, FL 33154, developed by LD&D with ONE Capital and joint-venture partner IGEQ, and designed by Alfonso Jurado Architecture and Boris Pena Architects. The building fills the block between Collins and Harding Avenues on the north side of 88th Street, one block west of the beach. It offers one- to three-bedroom homes, shared spaces furnished by RH, and a rooftop pool deck. Commercial Observer reported prices from $1.4 million in March 2026, and the developer targets completion in 2027.

Surf Row is past the paper stage. Ground broke in November 2025. A $30.5 million construction loan closed in March 2026, and by August 2026 pilings were in and vertical construction was under way, with about half of the residences reported sold. This guide covers what has been published about the project, where the sources disagree, and what to compare before you sign. For the wider area, start with our Surfside neighborhood guide.

The site area, zoning and parking come from the Town of Surfside's October 2024 zoning review. The residence count of 24 is the figure on the developer's website and in reporting since the Town Commission approved the site plan in May 2025. Pre-construction programs change, so confirm the current numbers with the sales team before relying on any single line.

Residences, unit mix and sizes

Surf Row is a small building. Its 24 residences range from one to three bedrooms, and Florida YIMBY reported in March 2026 that some units can be combined into larger layouts. That matters if you want more space than a single three-bedroom offers: ask early which lines can be joined and by when the decision has to be made.

The condo program has changed since launch. When sales launched in October 2024, the proposal was 25 units: 13 one-bedrooms, 8 two-bedrooms and 4 three-bedrooms. The approved site plan is for 24 units, and the final bedroom mix for that version has not been published. The 2024 plan leaned toward one-bedrooms, but treat that split as history rather than as the current inventory.

A note on sizes. The developer's launch materials, repeated by the Mann Report in October 2024 and Florida YIMBY in June 2025, give a range of 894 to 2,004 square feet. Coverage of the November 2025 groundbreaking reported 894 to 2,195 square feet, and an MLS listing for residence 207, a three-bedroom, shows 2,194 square feet. Ask for the current floor plan and the measurement basis for the specific residence you are considering.

Inside the residences

  • Kitchens with Miele appliances, Dekton countertops, full-height backsplashes, wine fridges and European cabinetry.
  • Two wood-and-stone finish palettes to choose from.
  • An option to buy the residence fully furnished, with furnishings curated by RH.
  • Private rooftop terraces on some homes, with optional plunge pools and summer kitchens.

If a private rooftop terrace is a priority, ask which residences include one and whether the plunge pool and summer kitchen are included in the price or sold as upgrades.

Architecture and project renderings

Surf Row is a low-rise building. The renderings show a white facade with curved balconies, slatted screens and planted rooftops, set behind landscaping along 88th Street, with a SURF ROW sign at the corner. The two halves sit in different zoning districts, and the October 2024 zoning submission proposed different heights for each: 25 feet 2 inches on the west half plus 7 feet 10 inches of rooftop structures, and 35 feet 4 inches on the east half plus 15 feet of rooftop structures. The main rendering shows the same idea, with a lower wing and a taller section.

Alfonso Jurado Architecture and Boris Pena Architects are the design architects, and Mauricio del Valle Design Inc. is the landscape architect. The project began as a different plan. In 2022 an earlier plan from Lineaire Group, working with Rene Gonzalez Architects, proposed eight beach homes priced from $5 million for the same site. That plan was never built, and the condo design replaced it.

When you review renderings for a low-rise building like this, the important questions are about floor level and orientation. A ground-floor residence on the Harding side has a very different outlook from a top-floor home on the Collins side with a rooftop terrace. The rooftop pool deck is marketed with ocean views, according to Florida YIMBY's March 2026 report. Ask what each individual residence can see before you assume it shares that view.

Amenities

The developer describes more than 6,400 square feet of amenities, according to the October 2024 launch announcement. Florida YIMBY and Commercial Observer repeated the core of the list in March 2026:

  • Rooftop pool deck with ocean views and a fire pit.
  • Zen spa with steam room, sauna, hammam, cold plunge and a treatment room.
  • Fitness center and a private workout studio.
  • Coworking spaces.
  • Beach gear and a beach butler for the one-block walk to the sand.
  • 24-hour concierge.
  • Optional housekeeping.
  • Tennis lessons at the Surfside Tennis Center across the street.

RH furnishes the shared spaces. Spread across 24 residences, that is more than 260 square feet of shared space per home, and the cost of running it is shared by few owners. Ask for the projected monthly assessment and what it covers, and whether the beach butler, housekeeping and tennis lessons are included or billed separately.

Location: 88th Street and Collins Avenue

Surf Row occupies the block between Collins and Harding Avenues on the north side of 88th Street. It is one block west of the beach, not on the sand, so buyers trade direct oceanfront for a lower published starting price than nearby oceanfront projects such as Ocean House and The Delmore.

What the location offers:

  • The beach: one block east, with the building's beach gear and beach butler service.
  • Tennis and parks: the Surfside Tennis Center is across the street. The developers have pledged $1 million for the 88th Street streetscape, a gateway feature and improvements to Veterans Park and the tennis center, according to Florida YIMBY in June 2025.
  • Neighbors: the former Champlain Towers South site across Collins Avenue, where DAMAC is developing The Delmore, and the Four Seasons Surf Club by Richard Meier a few blocks north.
  • Nearby: for Bal Harbour's shops and restaurants, read our Bal Harbour guide or the Bal Harbour neighborhood page.

Walk 88th Street, Harding Avenue and the beach path at different times of day to get a feel for the block, including traffic on Collins. Our Surfside neighborhood guide covers the town in more detail, and our Fendi Chateau Residences guide covers another Surfside building.

Pricing and listings

Commercial Observer reported prices from $1.4 million in March 2026. The developer has not published a full price list or a price per square foot.

Some residences are also listed on the MLS. As of 2026-10-22, listing data shows eight Surf Row listings with asking prices from $1,375,000 for residence 208 to $3,595,000 for residence 207, a three-bedroom of 2,194 square feet. Residences 210 and 301 were pending. These are asking prices entered by listing agents, not a developer price list, and they change quickly. The Surf Row building page shows the current listings.

ONE Sotheby's International Realty is the exclusive sales team. ProfileMiami reported in August 2026 that the project was about 50 percent sold, and Commercial Observer reported $23 million in presales in March 2026.

Project status and timeline

These are the published milestones as of October 2026:

DateMilestone
August 2021Site purchased for $7.3 million
June 2022Earlier eight-house plan by Lineaire Group and Rene Gonzalez Architects unveiled; never built
October 2024Relaunched as a condominium; sales began
October 2024Town zoning review of the 25-unit plan with 44 parking spaces
May 2025Town Commission approved the site plan (Resolution 2025-Z-3397)
June 2025Developers pledged $1 million for the 88th Street streetscape, Veterans Park and the tennis center
November 12, 2025Groundbreaking ceremony
March 2026$30.5 million construction loan from Maxim Capital Group
August 2026Master permit issued, pilings in and vertical construction under way; about 50 percent sold
2027Targeted completion

One caveat on status: ProfileMiami's August 2026 report, which described the master permit as recently issued and vertical construction as under way, is the most recent public construction update we found, and no topping-off has been reported. Before you sign, ask the sales team for the current construction schedule and the latest estimated completion date.

The table shows where Surf Row fits. It has the fewest residences and the lowest height of the group, it sits a block back from the ocean, and its starting price is well below Ocean House's. The trade-off is direct beachfront. Ocean House and The Delmore are on the sand, and The Surf Club is a finished building you can tour today. Surf Row reports a 2027 target and Ocean House's reported target ranges from 2027 to 2028, while The Delmore is later and, as of April 2026, had no signed contracts. How to evaluate Surf Row Residences

  1. Check the current listings and the waitlist. The Surf Row building page shows the available residences and renderings. With about half the building reported sold, choice is limited, so register interest to hear about remaining homes.
  2. Confirm the residence you want exists. The approved 24-unit mix has not been published, so ask which one-, two- and three-bedroom residences remain, which have rooftop terraces, and which can be combined.
  3. Ask for the current floor plan and size basis. Published size ranges differ between sources. Get the plan and square footage for the specific residence in writing.
  4. Compare on the same terms. Request the price per square foot, deposit schedule, projected assessment, rental policy and estimated completion from Surf Row and every other project you are considering. Our guide on why buy pre-construction in Miami explains what to look for at contract.
  5. Price the options. Ask what the RH furnished package, plunge pool and summer kitchen cost, whether the two finish palettes differ in price, and which services are included in the assessment.
  6. Track construction. Ask for the latest schedule and the expected closing window, given the 2027 target. Browse other pre-construction condos for alternatives on different timelines.
