Colette Residences Brickell: META Development's Five-Story Boutique Condo Guide (2026)
Colette Residences is a planned five-story boutique condo at 1870-1880 Brickell Avenue in South Brickell, Miami, developed by META Development under founder and CEO Andrew Rasken. Also called Colette Brickell, the project assembles two parcels of about 0.8 acre into a low-rise building of 38 residences, including two penthouses, as announced. The homes are two- to four-bedroom layouts starting at about 2,145 square feet, and each comes with two or three covered parking spaces. The developer credits the Brazilian studio OSPA with the design. Colette is OSPA's first project in Miami.
Sales launched on October 21, 2025, at a published starting price of $3.3 million. Two large purchases were reported in mid-2026. This guide covers what META Development and published reporting have confirmed: the residence program, amenities, reported sales, dated milestones and the developer's completion target. It also shows how Colette compares with other Brickell pre-construction condos. For the wider area, start with our Brickell neighborhood guide.

The figures come from META Development's October 2025 launch materials, Florida YIMBY's October 2025 and May 2026 coverage, and the developer's June 2026 sales announcement. Pre-construction programs change, and this one already has buyers combining residences. Confirm the current numbers with the sales team before you rely on any line.
Residence mix and sizes
Colette is a very small building by Brickell standards. The announced program puts 38 residences, including two penthouses, on five floors. Many new Brickell condos are high-rise towers with hundreds of units. The homes are two-, three- and four-bedroom layouts, and some MLS listings note a den or office. Launch coverage gives a starting size of about 2,145 square feet but no upper bound for the standard residences.
The count may have changed. In August 2026, South Florida Agent Magazine reported 34 residences rather than 38. One explanation is the June 2026 sale described below, in which one buyer bought four residences to combine into two duplex townhomes. That explanation has not been confirmed, so ask the sales team for the current residence count and how many homes remain.
Listings on the MLS give a better sense of actual sizes than the starting figure. As of 2026-10-22, the active listings ran from a 2,422-square-foot two-bedroom to a 3,184-square-foot four-bedroom:
| Unit (as listed) | Bedrooms | Interior size | Asking price | Asking price per sq ft | Listing status |
|---|---|---|---|---|---|
| 22 | 2 | 2,422 sq ft | $2,790,000 | About $1,152 | Active |
| 23 | 3 | 2,704 sq ft | $4,002,000 | About $1,480 | Active |
| 27 | 4 | 3,184 sq ft | $4,798,000 | About $1,507 | Active |
| 33 | 3 | 2,704 sq ft | $4,832,048 | About $1,787 | Under contract |
| 31 | 3 | 2,861 sq ft | $5,195,140 | About $1,816 | Under contract |
MLS listing data as of 2026-10-22. Asking prices change often and are not developer price sheets.
The listings are a sample, not a full price list. They still show two things a buyer should know. First, the two-bedroom asking $2,790,000 is below the "from $3.3 million" launch figure published in October 2025. Ask whether pricing, the release of particular lines or the incentives have changed since launch. Second, two three-bedrooms of the same 2,704-square-foot size are asking about $830,000 apart. Compare individual residences rather than a building average, and ask what explains the difference.
The Colette Residences building page tracks current listings in the building as they change.
Reported sales so far
Two purchases announced in 2026 show what buyers have paid for the larger layouts:
- Four residences for $15 million. On June 24, 2026, META Development announced that one international buyer had bought four residences totaling 9,029 square feet for $15 million, or about $1,661 per square foot. The buyer plans to combine them into two duplex townhomes across two full floors.
- A townhome for $7.95 million. South Florida Agent Magazine reported in August 2026 that former Formula One driver Rubens Barrichello bought a townhome at Colette for $7.95 million. META Development's announcement of the sale described a two-floor home of about 4,300 square feet with four bedrooms, five and a half baths and about 2,000 square feet of outdoor space. The deal record at Traded lists about 4,311 square feet, or about $1,844 per square foot, and dates the deal to July 23, 2026.
Both numbers come from developer announcements, trade reporting and deal records rather than a public price list. Treat them as reported deals. They show that buyers in a building this small can combine units into multi-floor homes. If you want a larger layout, ask early whether combining residences is still possible.
Architecture and project renderings
META Development credits the Brazilian studio OSPA with the design, and Colette is the studio's Miami debut. The developer's June 2026 release describes OSPA as an architecture and interior design firm. Several brokerage pages instead name Bellon Architecture as the architect and credit OSPA with the interiors. That may refer to the architect of record, but neither the developer nor published reporting confirms it, so ask the sales team who the architect of record is.
The renderings show a five-story facade wrapped in wood-slat screens. Terraces have planted edges, a green vertical garden runs up the center of the front, and a pergola covers the roof terrace with trees. At street level, the garage entries are set into slatted screen walls. The building is designed to sit low on Brickell Avenue, unlike the glass towers that dominate most of the neighborhood.
Project renderings. Final design, materials and landscaping may change.
Because the building has only five floors, a residence's floor and which way it faces matter more for views than in a tower. At this height, the trees, neighboring buildings and the street will shape what each residence sees. Ask which direction a residence faces and what is planned on the neighboring lots before you choose a line.
Amenities
META Development's launch release describes about 12,000 square feet of amenity space, split between about 5,000 square feet indoors and 7,000 square feet outdoors:
- 50-foot pool with private cabanas
- 5,200-square-foot sun deck
- Wellness spa with a jacuzzi, sauna and steam room
- Screening room
- Children's playroom
- Meeting suite
- A private storage unit for each residence
- 24/7 valet
With 38 or fewer households sharing those spaces, residents will share them with far fewer people than in a large tower. The same small count also means fewer owners share the building's operating costs. Ask for the projected monthly assessment once the budget is available, and compare it per square foot with larger buildings nearby. Some broker materials list features beyond this program, so rely on the developer's amenity list in the condominium documents.
Parking
Each residence comes with covered self-parking for two or three cars, with EV charging and valet service, according to the launch coverage. That matters for households with more than one car. Ask which residences come with three spaces, and whether the spaces are deeded or assigned.
Location: 1870-1880 Brickell Avenue
Colette sits in South Brickell, on Brickell Avenue south of the high-rise core around Brickell City Centre. St. Regis Residences Miami is nearby on the bayfront at 1809 Brickell Avenue. Farther south, Brickell Avenue continues toward the Rickenbacker Causeway, and beyond it lies Coconut Grove, where the Colette sales gallery is located.
Before you commit, walk or drive the routes you would use every day: to the Brickell core for dining and offices, to rail transit and toward Coconut Grove. South Brickell is generally quieter and more residential than the core. For some buyers that is the main appeal, and for others it means more driving. Our Brickell neighborhood guide and the longer Brickell area guide cover the area block by block.
Project status and timeline
These are the dated milestones confirmed by the developer or published reporting, as of October 22, 2026:
| Date | Milestone |
|---|---|
| 2024 | META Development acquires land at the site; launch coverage reported a $10.7 million purchase |
| October 21, 2025 | Sales launch, from $3.3 million |
| November 2025 | Sales gallery at 3390 Mary Street, Suite 124, Coconut Grove, scheduled to open (per the launch release) |
| May 2026 | Florida YIMBY reports an $18.5 million acquisition and development loan from BridgeCity Capital and the $10,999,500 purchase of the 1880 parcel, bringing the land assemblage to about $21.5 million |
| June 24, 2026 | META announces a $15 million sale of four residences to one buyer |
| July 23, 2026 | Traded dates the $7.95 million townhome sale |
| Late August 2026 | South Florida Agent Magazine reports construction not yet started, with groundbreaking slated for fall 2026 |
The BridgeCity loan funded the 1880 parcel purchase, refinanced the existing loan on the 1870 parcel, and covers pre-development and entitlement work. We found no confirmed groundbreaking through October 22, 2026.
META Development gave summer 2028 as its completion target at launch, and Florida YIMBY's May 2026 report repeated a 2028 target. That target was set before construction began. Treat it as a goal, not a schedule. Before you sign, ask for the outside completion date in the purchase contract, the current construction status and whether construction financing has closed.
META also donates $10,000 to Friendship Circle of Miami for each residence sold, according to the launch announcement.
Colette Residences vs. nearby projects
| Project | Format | Where it stands | Source |
|---|---|---|---|
| Colette Residences | Five-story boutique condo, 38 residences as announced, from about 2,145 sq ft | Selling since October 2025; groundbreaking slated for fall 2026; summer 2028 target | META Development; Florida YIMBY, May 2026 |
| 2200 Brickell | Five-story South Brickell boutique condo by Aria Development Group, Largo and Place Projects | Temporary certificate of occupancy received July 2026 (guide) | Florida YIMBY, July 2026 |
| St. Regis Residences Miami | Bayfront project by Related Group and Integra, designed by RAMSA, at 1809 Brickell Ave | $527 million construction loan closed September 2024 (guide) | Commercial Observer, September 2024 |
| Parkside Brickell | Eight-story, 187-residence furnished condo-hotel at 1741 SW 2nd Ave, units of 381 to 1,208 sq ft | Construction reached the second floor in October 2026 (guide) | Florida YIMBY, October 2026 |
The closest comparison is 2200 Brickell, another five-story South Brickell boutique condo, which received its temporary certificate of occupancy in July 2026. If you like the low-rise format but do not want to wait for construction, it is the building to tour. St. Regis is the large bayfront alternative nearby on Brickell Avenue, and its construction financing closed in 2024. Parkside Brickell is the opposite model to Colette: many small furnished units in a condo-hotel, against a few large homes with two or three parking spaces each. Seeing both makes clear which kind of building you are shopping for. For a wider view of the neighborhood's higher-end buildings, see our top luxury Brickell condos. How to buy at Colette Residences
- Register interest on the Colette Residences building page to follow listings and project updates.
- Confirm what is left. With 38 or fewer residences and units already being combined, ask for current availability by floor, bedroom count and exposure before you focus on a layout.
- Compare the listed residences with the developer's price sheet. Asking prices for listed units ranged from about $1,152 to $1,816 per square foot as of 2026-10-22. Ask how each price compares with the developer's own pricing.
- Get the deposit schedule and the contract dates in writing. The deposit schedule has not been published. Construction had not started as of the latest reports, so the outside completion date in the contract matters more than the marketed 2028 target.
- Ask about the rental policy and assessments. Neither has been published. If you might rent the residence, get the policy in writing before you sign.
- Visit the sales gallery at 3390 Mary Street in Coconut Grove to review finishes and plans with the Eklund | Gomes Team at Douglas Elliman Development Marketing.
