Parkside Brickell is an eight-story pre-construction condominium at 1741 SW 2nd Avenue in Miami's Brickell neighborhood, marking BI Group's debut U.S. project. The Kazakhstan-based developer broke ground on Parkside Residences on April 8, 2026, with Kobi Karp Architecture leading the design, 2ID Interiors handling the interior package, and Winmar Construction managing the build. Parkside Brickell will deliver 187 residences across studio, one-, and two-bedroom layouts, with pricing expected to open in the low $400,000s. Completion is targeted for the second quarter of 2028, and the project's low-rise massing sets it apart from the 40- and 50-story towers that dominate the surrounding Brickell skyline. The SW 2nd Avenue address sits on the southern half of the western Brickell grid, adjacent to Southside Park, after which the project takes its name. Brickell City Centre, Mary Brickell Village, and the Brickell Metromover stations are each within a 10-minute walk, the Brickell Metrorail station provides a direct transit link to Miami International Airport, and the Brightline Miami station at MiamiCentral is reached in about five minutes by car for intercity service to Fort Lauderdale, West Palm Beach, and Orlando. Coconut Grove sits 10 minutes south, the Miami River is two blocks north, and the Rickenbacker Causeway carries residents onto Key Biscayne in roughly 15 minutes. Parkside Brickell's amenity package runs broader than most eight-story projects. Residents have access to a rooftop pool deck and lounge with views of the Brickell skyline, a Technogym-equipped fitness center, a cycling studio, yoga and mindfulness spaces, a spa and wellness circuit with hot and cold plunge pools, co-working lounges, EV charging stations, a private parking garage, a lobby café bar, and an elegant reception. The mix of wellness, social, and work-oriented amenities reflects BI Group's hospitality-influenced operating model, and the residential program is built to accommodate both end-users and longer-stay tenants. Parkside Brickell's lower density relative to the Brickell tower default keeps amenity congestion low across the 187-residence footprint.
