Parkside Brickell: BI Group's Condo-Hotel Pre-Construction Guide (2026)

Parkside Residences, marketed as Parkside Brickell, is an eight-story, 187-residence condo-hotel under construction at 1741 SW 2nd Avenue in Brickell, across the street from a park that broker listings identify as Simpson Park. It is being developed by BI Group USA, the North American arm of Kazakhstan-based BI Group, together with Miami-based Habitat Group, and it is BI Group's first ground-up project in the United States. Kobi Karp Architecture & Interior Design is the architect and Winmar Construction is the general contractor. The residences are studios, one-bedrooms and two-bedrooms from 381 to 1,208 square feet, delivered fully finished and furnished.

What sets Parkside apart from most Brickell pre-construction is its structure. It is a condo-hotel: the lower residential floors are lodging units that owners can rent by the night, while the top two floors are planned as traditional condominiums. Ground broke on April 8, 2026, the second-floor slab was poured by October 2026, and the latest completion target is early 2028. This guide sets out what the developer, the sales brokerage and construction reports have published, where those sources disagree, and how to compare Parkside with other Brickell pre-construction condos. For the wider area, start with our Brickell neighborhood guide.

The program figures come from the official project site, ONE Sotheby's International Realty's project page and BI Group's releases, with construction details from Florida YIMBY's October 2026 update. The size range is the brokerage's figure and has not been broken out by bedroom count.

Residence mix and sizes

Parkside is a compact-residence building. All 187 homes fall within one published range of 381 to 1,208 square feet across three layouts:

  • Studios
  • One-bedrooms
  • Two-bedrooms

Select residences have corner layouts with extra space, according to Florida YIMBY and PROFILEmiami.

The floor plates on ONE Sotheby's project page show studios on floors 2 through 6, with separate plans for floors 7 and 8. The floor-plan PDFs on the Parkside Brickell building page label levels 2 to 6 "Lodging" and levels 7 and 8 "Condo". No count per residence type and no size per bedroom type has been published, so ask for the plan sheet for the specific residence you are considering rather than working from the overall range.

Every residence is delivered fully finished and furnished. ONE Sotheby's project page and the developer's 2026 releases list these features:

  • Open-concept layouts
  • Floor-to-ceiling windows (per the June 2026 sales-gallery release)
  • Balconies with glass railings (select residences)
  • Frameless glass showers
  • A washer and dryer in every residence
  • Central air conditioning and heating

For buyers, the practical point is that Parkside is built as a furnished, hospitality-oriented product, closer in format to Meliá Residences Miami than to a large-residence tower such as Seven Broadway.

Condo-hotel structure and rental rules

The rental question is the main reason most buyers will look at Parkside, and the published sources do not all say the same thing. Here is what each one states.

The plan at acquisition. When BI Group and a Habitat Group affiliate bought the site in July 2024, Bisnow's deal report described 164 condo-hotel units plus 21 traditional condos, or 185 in total. The current program is 187 residences. The current split between lodging units and traditional condos has not been published.

Lodging units. BI Group's June 24, 2025 mid-year update said lodging units can be rented for as little as one night, including through platforms such as Airbnb, up to a six-month maximum stay. The same update said regular condo units follow different guidelines, which have not been published. Habitat Group lists the project type as "Condo / Hotel", and ONE Sotheby's describes the building as "Approved for short-term rentals".

What the MLS listings show. Four Parkside units listed on the MLS by ONE Sotheby's carry mixed signals. Their remarks say "Daily rentals permitted", but the structured lease fields on the same listings show a 365-day minimum and one lease per year (listing data as of 2026-10-22). Listing fields are entered by agents and are not the building's rules.

Before you sign, get the rental rules from the condominium declaration and the rental-program documents, and confirm in writing whether the residence you are buying is a lodging unit or a traditional condo unit. Ask who will operate any rental program, what share of revenue the operator keeps, and whether owners can opt out. Our guide to Miami condos that allow short-term rentals explains what to look for in the documents, and our Meliá Residences guide shows how another eight-story Brickell condo-hotel structures its rental program.

Architecture and project renderings

Kobi Karp Architecture & Interior Design was retained to redesign the site after an earlier plan for a Residence Inn by Marriott. The renderings show a light stone-toned facade laid out in a regular grid, balconies with glass railings, a wood-toned top floor under a projecting roof canopy, and a landscaped street frontage with an entry canopy at the ground floor.

The gallery covers the front elevation, a corner street view, the entry and the upper facade, along with location maps, the fitness center, bedrooms and a bathroom. In an eight-story building, the view from a given residence depends heavily on its floor and orientation, so ask which direction a specific unit faces and what sits across from it, particularly on the lower lodging floors.

Amenities

The developer released the amenity program in April 2026, and the official site and ONE Sotheby's page describe the same core program. It is weighted toward wellness:

  • Rooftop: pool deck and lounge with a BBQ kitchen and skyline views.
  • Second floor: a Zen garden.
  • Fitness: a Technogym fitness center, a cycling studio and a yoga and mindfulness studio.
  • Spa: sauna, steam room, hot and cold plunges and a salt relaxation room.
  • Work: a coworking lounge with a private conference room.
  • Services: attended lobby and front desk, package room, EV charging and pet-friendly features.

Only the rooftop pool deck and the second-floor Zen garden have published levels. In a condo-hotel, amenities are shared between owners and short-stay guests, so ask how access to the pool deck, spa and coworking lounge will be managed between the two groups.

Pricing, fees and MLS listing data

The 2026 developer releases describe pricing from the low $400,000s, while the lowest MLS asking price as of 2026-10-22 is $475,000. In its June 2025 mid-year update, BI Group said remaining units started at $490,000. No price per square foot or deposit schedule has been published.

ONE Sotheby's listed four Parkside units on the MLS on August 6, 2026. As of 2026-10-22, the listing data shows:

UnitTypeAsking price
#428Studio$475,000
#330Studio$545,000
#514Studio$720,000
#703Two-bedroom, two-bath$1,227,000

The listings do not give square footage, so they cannot be compared on a price-per-square-foot basis. Association fees on the four listings run from $806 to $1,512 a month (listing data as of 2026-10-22). At the June 2026 sales-gallery opening, the sales team told PROFILEmiami that management fees are covered for the first two years. Ask exactly which charges that covers and what the projected budget is from year three. The same listings show parking as "1 Space, Covered"; the developer has not published a parking count.

Asking prices change, and these four listings are a small sample. Ask the sales team for a current price list on the specific residence and floor you want.

Location: 1741 SW 2nd Avenue

Parkside sits on a through-block assemblage of about 0.6 acre (Bisnow reported 0.7 acre), with its address at 1741 SW 2nd Avenue. The July 2024 land deal was reported at 1750 SW 1st Avenue, the other side of the same site. Habitat Group describes the site as "across from a lush park", which broker listings identify as Simpson Park.

It is one of three BI Group and Habitat Group projects in Brickell. The other two, Season One Brickell at 1200 SW 2nd Avenue and Millux Place Miami at 239 SW 12th Street, are also designed by Kobi Karp. The sales gallery is not on the site: it opened on June 10, 2026 at 2700 SW 3rd Avenue, Suite 207.

Where the project stands. Parkside is in vertical construction: the site is owned, Winmar Construction is building, and the second-floor slab is in place. The completion target has moved, though. BI Group's June 2025 update pointed to Q2 2027, and an undated ONE Sotheby's page still says 2027. Reports from April to June 2026 gave Q2 2028. The October 2026 construction update and the developer's site now say early 2028 (Q1 2028). Treat that as a target, not a contract date, and ask what your purchase agreement says about the outside completion date.

How to evaluate Parkside Brickell before you sign

  1. Join the waitlist on the Parkside Brickell building page to see the floor plans and receive updates as pricing and availability change.
  2. Confirm the unit category. Ask whether the residence is a lodging unit or a traditional condo unit, and get the rental rules for that category from the condominium documents.
  3. Get a current price list and deposit schedule in writing. The developer has published a starting price but no deposit schedule or price per square foot.
  4. Ask about fees after year two. Find out what the two-year management-fee coverage includes and what the association budget projects once it ends.
  5. Check the completion terms. The target has moved from Q2 2027 to early 2028. Read the contract's outside completion date and what happens to your deposit if it is missed.
  6. Ask about parking. The developer has not published a parking count. Confirm whether a space comes with your residence.
  7. Compare on the same terms. Our guide on why buy pre-construction in Miami covers the contract questions that matter most.
