Season One Brickell: Habitat and BI Group's Furnished Pre-Construction Condo Guide (2026)

Season One, marketed as Season One Brickell, is a planned 21-story, 80-residence condo tower at 1200 SW 2nd Avenue in Brickell West, Miami, on the corner of SW 12th Street. It is being developed by Miami-based Habitat Group, led by CEO Santiago Vanegas, with BI Group USA, the US arm of Kazakhstan's BI Group, as co-developer. Kobi Karp is the architect. Habitat describes every residence as delivered fully finished and furnished by Restoration Hardware, and the building is approved for short-term rentals.

The residences run from compact junior suites and studios to three-bedrooms and two penthouses, at roughly 403 to 1,200 square feet according to the developer's approximate size chart. Remaining units were offered from $731,000 in mid-2025. On the ground, the site has been demolished and cleared, but the City of Miami had not issued a new-construction building permit as of October 22, 2026. This guide sets out what the developer, the public record and press reports have published, where those sources disagree, and how to compare Season One with other Brickell pre-construction condos. For the wider area, start with our Brickell neighborhood guide.

The developer, rental and pricing lines come from Habitat Group's project page, the official Season One site and BI Group's mid-year update of June 24, 2025. The site and status lines come from the Miami-Dade Property Appraiser and City of Miami permit records. Two figures differ between sources. Florida YIMBY's March 2025 report described 22 stories, while Habitat Group and BI Group give 21 floors. The official site advertises "80 residences · 2 penthouses" without saying whether the penthouses are part of the 80, so the total may be 80 or 82.

Residences: unit mix and sizes

Season One is a small-footprint, compact-residence tower. The official site lists the following residence types with approximate sizes, marked "subject to change":

Residence typeApproximate size (developer)
Junior suite403 to 419 square feet
Studio502 to 702 square feet
One-bedroom, one-bath403 to 660 square feet
One-bedroom, one-and-a-half-bath plus den626 square feet
Two-bedroom, one-bath710 to 771 square feet
Two-bedroom, two-bath650 to 838 square feet
Three-bedroom, two-bath981 to 1,052 square feet
Penthouse1,200 square feet

The size chart is the closest thing to Season One floor plans that is public: the official site says unit-level floor plans are shown only in a private presentation. A few things stand out. The size ranges overlap: some one-bedrooms are the same size as a junior suite, and the smallest two-bedroom, two-bath is smaller than the smallest two-bedroom, one-bath. That usually reflects several different floor plan lines within each type, so ask the sales team for the specific plan, its square footage and its exposure rather than relying on the type label. The developer has not published how many residences of each type there are.

The program has also changed since it was first reported. Florida YIMBY's March 2025 article, published when Miami-Dade Water and Sewer agreed to serve the project, described 88 residences plus 60 hotel rooms at 432 to 1,017 square feet. Current developer materials describe 80 residences and the size chart above, so treat the 2025 figures as an earlier plan.

Habitat says each residence is delivered finished and furnished by Restoration Hardware. The contents of the furniture package have not been published, so ask for the inventory and finish specification by residence type before signing. For a sense of how furnished, rentable product fits a buying plan, see our guide to Miami condos that allow short-term rentals.

Short-term rentals and the condo-hotel structure

Rental flexibility is central to Season One's pitch. Habitat's page says the project has "approval for short-term rentals". BI Group's June 2025 mid-year update said its three Brickell buildings with Habitat each combine lodging (condo-hotel) units placed in a hotel-style rental pool with traditional condo units. The lodging units can be rented for as little as one night, with a maximum stay of six months, while the condo units follow a different set of guidelines that the update did not spell out.

The split between the two unit types at Season One has not been published, and neither has a hotel operator or rental program manager. That matters, because the nightly rental terms describe the lodging units, not every residence. Before reserving, ask in writing:

  • Whether the residence you are considering is a condo-hotel unit or a traditional condo.
  • Whether owners can rent independently or must use a designated rental program, and on what terms.
  • What restrictions apply to owner use of a condo-hotel unit.
  • How the association budget treats rental-related costs.

Habitat's Smart Brickell Tower II, with 50 condos and 50 condo-hotel residences, and BI Group and Habitat's Parkside Brickell, which broke ground in April 2026, use the same broad mix of condo and condo-hotel units, so their terms are a useful reference point for the questions to ask here.

Architecture and renderings

Kobi Karp's design puts the visual weight on the base. The official site shows a timber-slat facade at the base, a glass-fronted lobby and a "timber gallery" entry leading to a lobby lounge. In Habitat Group's dusk aerial rendering, Season One is the slender lit tower at center, flanked by existing white mid-rises, with a gold timber-slat podium below stacked glass balconies, and the bay and city lights behind it.

The gallery pairs the aerial view with interior and lobby renderings. Furnished-residence renderings are worth reading closely: they show the Restoration Hardware styling the developer intends, but the package you receive is defined by the contract, not the image. Note too that the aerial rendering shows the tower beside existing mid-rises, so ask how a specific floor and exposure would change the view.

Amenities

The developer's renderings and site copy show:

  • A pool, which the official site frames as "the pool on one side, the street on the other", and which Habitat's rendering captions pair with a pool bar.
  • A fitness center.
  • A lobby lounge.
  • A terrace with bay views.
  • A rooftop.

Florida YIMBY's March 2025 report also listed a resort-style pool, a fitness center, a rooftop bar and a residents-only lounge. A rooftop bar specifically has not appeared in current developer materials. The same early filing included 2,372 square feet of retail and a 1,437-square-foot full-service restaurant, which current developer materials do not repeat. The developer has not published which levels hold each amenity, so ask for the amenity floor plans and confirm how hotel guests and owners will share these spaces.

Location: 1200 SW 2nd Avenue in Brickell West

Season One sits on a corner lot at SW 2nd Avenue and SW 12th Street, in Brickell West. It is part of a cluster of Habitat projects in this part of Brickell:

  • Millux Place Miami, the same partnership's nine-story building, is about a block away at 239 SW 12th Street.
  • Parkside Brickell is further south on the same avenue at 1741 SW 2nd Avenue.
  • Smart Brickell II, Habitat's 50-condo, 50-hotel-residence tower, is on SW 9th Street.

The 2026 property roll now classes the parcel as vacant commercial land. BI Group's June 2025 release described the project as "currently under construction", but city permit records do not support that: the only permits on record for the site since 2025 cover demolition, sewer capping and tree removal. The same permit dataset lists the new-construction permits for Parkside, so their absence for Season One is meaningful. Winmar handled the demolition; a general contractor for the tower has not been named.

The Q2 2028 completion target dates from 2025, before vertical construction was permitted. Treat it as a developer target rather than a schedule, and ask the sales team for the current estimate and what the contract says about delivery deadlines.

Season One is the tallest of the partnership's three Brickell buildings and the smallest by unit count, with the highest 2025 starting price. It is also the least advanced: Parkside is under construction, while Season One is a cleared site awaiting its building permit. If you like the furnished, rentable format but want a project that is already under construction, Parkside is the useful comparison. If Season One's height, three-bedroom layouts or corner site matter more to you, weigh them against its longer and less certain timeline. Our guide on why buy pre-construction in Miami covers the contract questions that matter most at this stage, and our Miami pre-construction roundup tracks what else is selling.

How to approach a Season One purchase

  1. Join the waitlist on the Season One building page so you hear about pricing and status changes.
  2. Pick the residence type and confirm its classification. Decide between a studio, one-, two- or three-bedroom, then confirm in writing whether that specific unit is a condo-hotel unit or a traditional condo, since the rental terms depend on it.
  3. Request the documents that are not public. Ask for the current price list, the deposit schedule, the projected association budget, the rental program terms and the Restoration Hardware furniture inventory.
  4. Ask about construction. Request the status of the master building permit, the planned construction start, the general contractor and the outside completion date in the purchase contract.
  5. Compare on the same terms. Put Season One, Millux Place and Parkside side by side on price per square foot, deposit schedule, assessment, rental rules and delivery date.
  6. Work with an advisor who tracks the building. REHUB Miami monitors Habitat and BI Group's Brickell projects and the city permit record, and we can tell you when Season One's status changes.
