Millux Place Brickell: Habitat Group's Furnished Pre-Construction Condo Guide (2026)

Millux Place, also listed on some sites as Millux Place Miami, is a planned nine-story building with 99 units at 239 SW 12th Street in West Brickell. It is developed by Miami-based Habitat Group, led by CEO Santiago Vanegas, and designed by Kobi Karp. The developer describes the design as "retro-chic", and every residence is to be delivered fully finished and furnished by Restoration Hardware. The layouts are open-concept studios, one-bedrooms and two-bedrooms, and the developer says the units support short-term rentals "whether nightly, weekly, or monthly".

The official site presents Millux Place as part of the Habitat Collection, a trio of Brickell developments by Habitat Group and Kazakhstan-based BI Group, and BI Group's June 2025 update named its three co-developed Brickell buildings as Millux Place, Parkside Brickell and Season One Brickell. Unlike Parkside, which broke ground in April 2026, Millux Place has no new-construction building permit issued as of October 22, 2026. This guide sets out what the developer, BI Group and public records show, where they disagree, and how to compare Millux Place with other Brickell pre-construction condos. For the wider area, start with our Brickell neighborhood guide.

The program comes from the official Millux Place site and Habitat Group's project page, with pricing from BI Group's June 2025 mid-year update and status from City of Miami permit records. Some broker sites list the building as eight stories or give its address as 250 SW 11th Street or 229 SW 12th Street. The developer's materials and BI Group's release both say nine stories at 239 SW 12th Street.

Residences and finishes

Millux Place is a compact, furnished-residence building. The developer lists three layouts:

  • Open-concept studios
  • One-bedroom residences
  • Two-bedroom residences

The developer has not published square footages, a count per layout or a split by floor, so treat any size range you see on a listing site as unconfirmed and ask the sales team for the plan sheet of the specific residence you are considering.

Every unit is to be delivered fully finished and furnished, with each residence furnished by Restoration Hardware, according to Habitat Group. The official site lists these residence features:

  • Impact-resistant floor-to-ceiling windows and sliding doors
  • Enclosed balconies with glass railings
  • Marble countertops and stainless steel appliances
  • Custom Italian cabinetry and custom lighting
  • Frameless glass showers
  • Central air conditioning
  • An in-unit washer and dryer

For buyers, the practical point is that Millux Place is built as a turnkey, rental-oriented product. You are buying a furnished unit designed to be rented or used part-time, closer in format to Parkside Brickell than to a conventional Brickell condo tower.

Rental structure: lodging units and condo units

The rental question is the main reason most buyers will look at Millux Place, so it is worth separating what each source says.

The developer. Habitat Group's project page says the units support short-term rentals "whether nightly, weekly, or monthly".

BI Group's June 2025 update. In its June 24, 2025 mid-year update on all three BI Group and Habitat buildings, BI Group said lodging units sit in a hotel-style rental pool and can be rented from one night up to a six-month maximum stay, while condo units follow a different set of guidelines. The update described this structure for the three buildings together. It did not say how many of Millux Place's 99 units are lodging units and how many are condo units, or which floors each occupies, and those condo-unit guidelines have not been published.

Before you sign, get the rental rules from the condominium declaration and the rental-program documents, and confirm in writing whether the unit you are buying is a lodging unit or a condo unit. Ask who will operate the rental pool, what share of rental revenue the operator keeps, whether owners can use their own unit and how that is booked, and whether participation is required. Our guide to Miami condos that allow short-term rentals explains what to look for in the documents.

Architecture and project renderings

Kobi Karp's design, which the developer calls "retro-chic", is a slender nine-story building. The exterior renderings show stacked balconies with wood-toned soffits, glass railings and planters, a side elevation covered in a green wall with vertical "MILLUX" signage near the top, a wood-toned crown, and a red-accented ground-floor entrance set into a lit, slatted base.

The gallery covers the street-level and frontal exterior views, along with renderings of the lounge and bar, the ground-level restaurant, the fitness center and the rooftop pool. In a nine-story building, the outlook from a given unit depends heavily on its floor and which way it faces, so ask what sits across from the residence you are considering, particularly on the lower floors.

Amenities

The official site and Habitat Group's project page list a compact amenity program, concentrated on the roof:

  • Rooftop: a pool deck and bar, plus a fitness center and lounge area.
  • Ground level: a restaurant.
  • Building systems: access control and smart-building features, and EV charging stations.
  • Services: a shuttle to Brickell City Centre and the beach, and a pet-friendly policy.

The developer has not published a parking count. In a building where many units may be rented by the night, amenities are shared between owners and short-stay guests, so ask how access to the rooftop pool and fitness center will be managed, how the shuttle will be scheduled and paid for, and how pet rules apply to guests as well as owners.

Location: 239 SW 12th Street in West Brickell

Millux Place sits in West Brickell, at 239 SW 12th Street in ZIP code 33130. Miami-Dade property appraiser records for that address show a 7,500-square-foot lot (folio 01-4138-051-0300, Lot 16, Block 84 of Miami Heights) owned by Habitat Center LLC, which bought it on November 30, 2017 for $1.8 million. It is classified as vacant land on the 2026 roll.

Its sister project Season One Brickell is on the same street, at 1200 SW 2nd Avenue on the corner of SW 12th Street. The Millux Place sales gallery is not on the site: it is at 175 SW 7th Street, Suite 2201.

The developer's planned shuttle to Brickell City Centre and the beach tells you how it expects guests and owners to reach Brickell City Centre and the beach. Walk the block and the routes you expect to use daily, at different times of day, before you commit.

Where the project stands. Millux Place is a permitting-stage project. The lot is owned by a Habitat entity and its 2024 demolition permit has been finaled, but the City of Miami had not issued a new-construction building permit as of October 22, 2026. The main applications are waiting on corrections from the applicant. BI Group's June 2025 description of all three projects as under construction does not match the city record for Millux Place, and its Q4 2027 target predates the permit delays, so do not rely on it. Habitat Group's homepage says its Habitat Collection will be delivered between 2026 and 2028, a range that does not give a date for this building. No groundbreaking has been reported.

The developer is also concentrated in this format. In a December 2025 Commercial Observer interview, Vanegas said Habitat is building more than a third of the short-term-rental units under construction in Brickell, naming Smart Brickell Luxe and the 99-unit Millux Place among its projects.

Ownership is also worth confirming. Habitat Group's project page names only Habitat Group as developer, while the official sales site and BI Group's June 2025 release name both firms, and BI Group USA's current project list does not include Millux Place. Ask the sales team which entity is the developer of record and the seller on your contract.

The comparison is mostly about timing. Parkside and Smart Brickell II are in construction, while Millux Place and Season One are still working through building-permit applications. On June 2025 pricing, Millux Place's $468,000 entry point sat well below Season One's $731,000, though both figures are more than a year old. Our Season One Brickell guide, Parkside Brickell guide and Smart Brickell Tower II guide cover these projects in more detail. How to evaluate Millux Place before you sign

  1. Join the waitlist on the Millux Place building page to receive updates as pricing, plans and permit status change.
  2. Get a current price list and deposit schedule in writing. The last published price is BI Group's June 2025 figure, and no developer deposit schedule has been released. Payment schedules circulating on broker sites conflict with each other.
  3. Ask for the floor plan and square footage of your specific unit. The developer has not published sizes, so do not compare on a price-per-square-foot basis until you have the plan sheet.
  4. Confirm the unit category and its rental rules. Ask whether the unit is a lodging unit or a condo unit, and get the rules for that category from the condominium and rental-program documents.
  5. Read the completion and deposit terms closely. With no building permit issued, ask what the contract says about the outside completion date, where deposits are held, and what happens to your deposit if construction does not start.
  6. Confirm the developer of record. Find out which entity is selling, given the differing developer credits across Habitat's and BI Group's materials.
  7. Ask about parking and fees. The developer has not published a parking count or an association budget. Confirm whether parking comes with your unit and what the monthly assessment will be.
  8. Compare on the same terms. Our guide on why buy pre-construction in Miami covers the contract questions that matter most.
