Seven Broadway is a 113-residence tower that leans large. Most Brickell towers of this height carry several hundred units. Ytech's program instead spreads 113 homes across 54 floors, which means fewer residences per floor and a higher share of two- and three-bedroom layouts than the neighborhood average.

Ytech has published the overall range of 1,380 to 2,490 square feet for standard residences rather than a size per bedroom count, so the per-type figures above are the published bounds, not a per-line specification. Floor plans, ceiling heights, finishes and balcony depths have not been released. When they are, the Seven Broadway building page will carry the floor plan models and unit lines as they are published.

For buyers, the practical takeaway is that Seven Broadway is positioned as a primary-residence and large-second-home building, not a compact investor product. Compare it with the Residences at 1428 Brickell next door, a 70-story tower with 189 residences, and with Cipriani Residences Miami, which sits between the two Ytech sites.

Architecture and project renderings

KPF's design for Seven Broadway uses bronze-toned horizontal fins, rounded corners and floor-to-ceiling glazing, with setbacks that step the upper floors into a tapered silhouette. The ground level reads differently from the residential floors above: curved glass storefronts, widened sidewalks and landscape by Enea with tropical planting and shade, meant to improve walkability along SW 15th Road. Ytech has emphasized unobstructed views of Biscayne Bay and Downtown Miami from the upper floors.

The gallery shows the tower from the skyline, at street level, at the arrival court and along the pedestrian frontage facing Simpson Park. When you review renderings for any pre-construction condo, start with the relationship between the building and the street, then consider how a specific floor and orientation would change the view. A single hero image rarely tells you what a mid-floor north-facing residence will actually see.

Amenities on levels 8, 49 and 50

Ytech's program places shared amenities on three levels:

  • Level 8: a podium-level amenity deck above the parking levels.
  • Level 49: an upper amenity floor just below the crown.
  • Level 50: a rooftop-style pool deck with city and bay views.

The specific facilities on each level, such as fitness, spa, lounges or dining, have not been published. The split between a podium deck and two sky levels is a familiar pattern in newer Brickell towers and generally means a quieter pool experience than a single large podium deck in a building with several hundred units. Ask the sales team how access to the level-50 pool deck will work, whether any amenity space is reserved for owners of specific lines, and what the projected monthly assessment will be once the budget is released.

Seven Broadway's site sits at the quiet southern edge of the Brickell core, bounded by SW 15th Road, SW 1st Avenue and SW 14th Terrace, directly beside Simpson Park, an eight-acre hardwood hammock preserve that gives the block a tree canopy most of Brickell lacks. Brickell Avenue is a few minutes' walk east.

What that location offers:

  • Transit: the Brickell Metrorail and Metromover stations are within walking distance, with direct rail access to Downtown, the airport and the Health District.
  • Daily life: Mary Brickell Village and Brickell City Centre's restaurants and shopping are a short walk or ride north.
  • Neighbors: Ytech's Residences at 1428 Brickell is one block away, and Cipriani Residences Miami, developed by Mast Capital, is under construction between the two.
  • Water: the Rickenbacker Causeway and Key Biscayne are a short drive south along Brickell Avenue.

The Simpson Park side of Brickell is noticeably calmer than the blocks around Brickell City Centre, which is a feature for some buyers and a drawback for others.
