B Residences by Breitling: Brickell's Breitling-Branded Condo Tower Guide (2026)

B Residences by Breitling is a planned roughly 70-story Breitling-branded condo tower in Brickell, Miami. The FAA height filing places it at 11 SW 7th Street. Partners Group, the Swiss private-markets firm that owns the Breitling watch company on behalf of its clients, announced the project on June 26, 2026. It is developed by Empira Group, which Partners Group acquired in 2025, and designed by Arquitectonica. The published program calls for more than 300 for-sale residences, a set of penthouses with double-height living areas and private pools, and a 45,000-square-foot, two-level B Social Club for residents. Partners Group plans to invest about $220 million, expects construction to begin in late 2028 and is targeting completion in 2031.

The headline for buyers: this is an early-stage project. No pricing, floor plans, unit mix or sales date has been released as of October 2026. This guide covers what Partners Group has published, what the FAA filing adds and how B Residences fits among Brickell's other branded pre-construction towers. For the neighborhood itself, start with our Brickell guide.

These figures come from Partners Group's June 2026 announcement, Florida YIMBY's report on the launch and Floridian Development's September 2026 report on the FAA filing. Programs change as projects move through approvals, so confirm the current numbers with the sales team before relying on any single line.

Who is behind B Residences

The project grew out of an ownership chain rather than a typical licensing deal. Partners Group owns Breitling on behalf of its clients and, in 2025, acquired Empira Group, a Zug, Switzerland-based residential investor, operator and developer with an active Miami team. B Residences is a new Breitling-branded residential brand, and this Brickell tower is its flagship project. Empira's Miami team leads local development alongside Partners Group.

Empira is not new to the neighborhood. It is also developing The Perrin, a 26-story, 310-unit rental tower in Brickell, which is a separate project on a different site. Some listing sites have attached The Perrin's 244 SW 9th Street address to B Residences; the FAA filing for the Breitling tower names 11 SW 7th Street instead.

Arquitectonica, the Miami firm behind much of the Brickell skyline, is the architect. Partners Group says specialized interior design partners will be involved but has not named them. Florida YIMBY reported that the structural engineer, landscape architect and general contractor had not been announced.

Residences and penthouses

Partners Group describes more than 300 for-sale condominiums, plus several penthouses with private pools and double-height living areas. That is the full extent of the published program. The developer has not released:

  • a bedroom mix or the number of residences per type,
  • residence or penthouse sizes,
  • floor plans, finishes or ceiling heights.

Treat any bedroom counts or square footage you see elsewhere with caution until they appear in developer materials. When floor plans are released, the B Residences building page will carry them.

For context, that is more residences than the 183 planned at Bugatti Residences and in the same range as the 360 at Baccarat Residences Brickell, two other branded Brickell towers of similar height.

Architecture and renderings

Arquitectonica's renderings show a slender tower clad in floor-to-ceiling glass, wrapped in continuous balconies with softly rounded corners and bronze-toned framing that emphasizes the building's height. The tower steps back near the top in a set of rounded crowns. At the base, a curved, bronze-clad multistory podium holds landscaped amenity terraces planted with palms, with glass-fronted retail and a planted arrival court at street level.

The FAA filing, as reported by Floridian Development in September 2026, lists a structure height of 917 feet above ground and 923 feet above sea level. That is just short of the 984-foot (300-meter) threshold usually used to define a supertall. The filing was still awaiting an FAA determination when reported, and approvals for buildings of this height can take longer than usual.

Amenities and the B Social Club

The amenity program centers on the B Social Club, a 45,000-square-foot residents' club spread across two levels, with indoor and outdoor programming. Partners Group also lists:

  • Rooftop pools
  • A private fitness center
  • Concierge services
  • Indoor and outdoor social spaces, including the landscaped podium terraces shown in the renderings
  • City and ocean views, which the developer cites as a feature of the residences

The B Social Club's specific facilities have not been detailed, nor has the split between the podium and the roof. Before you buy, ask the sales team which amenities sit on which levels and whether the club will be open to anyone beyond owners. Also ask what the projected monthly assessment will be once the budget is published.

Location: 11 SW 7th Street, Brickell

The FAA filing places the tower at 11 SW 7th Street, in the first block west of South Miami Avenue in the Brickell Financial District. The site is a short walk from Brickell City Centre's shops, restaurants and offices, and the Brickell Metromover loop connects the area to Downtown Miami without a car. The Miami River is a few blocks north.

Floridian Development reports that the parcel was once part of Swire Properties' plans to expand Brickell City Centre, including a 2018 proposal for a residential high-rise that was later dropped. The site has a lot of new construction around it: LOFTY Brickell is also on SW 7th Street, and the Rise Brickell City Centre condo is nearby.

Read our Brickell neighborhood guide for a closer look at the area. This is the busy, central part of Brickell, close to the Metromover and the Financial District's office towers. That suits buyers who want to walk to offices and restaurants, but traffic noise and street activity vary by orientation and floor. Once floor plans are out, ask which residence lines face which streets.

B Residences is the earliest-stage project in this group. The trade-off is familiar. Buying at the first price release usually gets you the widest choice of lines and floors. But you commit before construction financing, final plans and the amenity budget are settled. Baccarat, by contrast, is already rising, and 619 Brickell has published pricing. How to prepare for the B Residences sales launch

  1. Join the waitlist on the B Residences building page to receive floor plans and pricing when they are released.
  2. Decide what you are buying for. A penthouse with a private pool, a primary residence and an investment unit lead to different lines and floors, and different rental-policy questions.
  3. Plan the deposit timeline. Miami pre-construction deposits often total 30 to 50 percent of the purchase price before closing. With completion targeted for 2031, those funds could be committed for several years.
  4. Compare on the same terms. Ask every project you consider for price per square foot, the deposit schedule, the projected assessment, the rental policy and the estimated completion date.
  5. Work with an advisor who tracks the project. REHUB Miami follows the Brickell pipeline and can tell you when B Residences publishes pricing, plans or a construction start.
