Bugatti Residences Miami is the French hypercar marque's first branded residential project in the United States, a 60-story, 183-residence tower rising on the north edge of Brickell with more than 300 feet of direct frontage on the Miami River. The $650 million development is a joint venture between Miami-based Prosper Group, led by CEO Jay Roberts, and Belgium's Versluys Group, led by CEO Bart Versluys, a family company founded in 1908 making its first move into the United States. Prosper and Versluys acquired the roughly one-acre site from Two Roads Development and Newgard Development Group for $50 million in August 2026, carving it out of the larger riverfront assemblage that also produced LOFTY Brickell and The Standard Residences. Bugatti attached its name to the project the following month. Brandon Haw Architecture is leading the design, working with ODP Architecture & Design, and the tower is intended to read as an architectural translation of the cars rather than a badge applied to a conventional building: the exterior draws on elements of Bugatti's vehicle design language, including the marque's signature C-line. Interiors are by Yabu Pushelberg, the Toronto- and New York-based studio behind some of the most recognizable hospitality interiors of the last two decades. Rhodium has been named exclusive global residential operating partner and will run the building's services, which include butler service. The residence count of 183 across 60 floors, including four penthouses, points to a low-density, view-driven layout rather than a high-unit-count tower. The site sits within walking distance of Brickell City Centre's shopping and dining and the Financial District's office towers, with quick access to I-95, the Brightline station at MiamiCentral, and Miami International Airport. Plans include roughly 35,000 square feet of ground-level food, beverage, and retail space opening onto the Riverwalk, part of the Miami River's continuing shift from a working waterway into a walkable mixed-use district. Direct river frontage also gives the building water access to Biscayne Bay, a scarce feature this close to the urban core. Sales are scheduled to launch in the first half of 2027. As of September 2026 the developers have not released pricing, unit sizes, the bedroom mix, deposit terms, a delivery date, or a full amenity program. Bugatti's only prior residential venture is a branded project in Dubai, making this the brand's Americas debut and one of the few branded residences in Miami tied to an automotive marque rather than a hotel or fashion house.
