Pricing has not been released, so we used live asking prices at Miami's five other automotive-branded towers -- plus the $150 million record penthouse at Bugatti's Dubai tower -- to work out what it is likely to cost.

Bugatti Residences Miami: Everything We Know About Brickell's First Hypercar-Branded Tower
Bugatti is attaching its name to a 60-story, 183-residence tower at 75 SW Miami Avenue Road, on the north edge of Brickell with more than 300 feet of frontage on the Miami River. It is the marque's first branded residential project in the United States, and only its second anywhere after Dubai.
The announcement came in September 2026. What it did not come with was pricing, floor plans, unit sizes, a bedroom mix, a deposit schedule, or a delivery date. Sales are not scheduled to launch until the first half of 2027.
So this guide does two things. First, it sets out precisely what has been confirmed and what has not, because a lot of coverage blurs the two. Second, it answers the question everyone is actually asking -- what will it cost? -- using live asking prices at the five other automotive-branded condo towers in Miami. That is not a developer figure and we do not present it as one, but it is a far better anchor than a guess.

What is actually confirmed, and what is not
This matters more than usual here, because the project was announced twice: once in 2026 as an unbranded Prosper/Versluys river tower, and again in September 2026 with the Bugatti name attached. Some details changed between the two announcements.

One change worth flagging: the unit count went from 158 residences to 183 between the unbranded and branded announcements, while the floor count stayed at 60. That points to a revised unit mix with somewhat smaller average residences than the original plan implied.
A second: the earlier plan pointed at a 2028 delivery off a 30-month build and a 2026 sales launch. Sales have since moved to the first half of 2027, so a 2028 delivery is no longer realistic and no replacement date has been published. We have removed the 2028 estimate from our building page rather than carry a number the timeline no longer supports.
What will Bugatti Residences Miami cost?
No pricing has been released. But Miami already has five other condo towers carrying an automotive marque, and four of them have units on the market right now. Those live asking prices are the best available anchor.

Our read: Bugatti is a more exclusive marque than Mercedes-Benz or Aston Martin and sits closer to Bentley in brand positioning. Bentley Residences has only two units listed, asking $2,046 and $2,935 per square foot — thin evidence, but the highest automotive-branded asks in the market. The strongest branded product in Brickell, Cipriani, is asking $2,045 across 12 listings. A riverfront Bugatti tower with Yabu Pushelberg interiors and only 183 units across 60 floors should reasonably price above Cipriani and in the $2,000 to $3,000 per square foot range, which on a 2,000-square-foot residence implies roughly $4 million to $6 million, with penthouses well beyond that.
The Dubai precedent supports the upper half of that range rather than the lower: Bugatti's record penthouse there sold at roughly $3,178 per square foot. Miami is a different market, but it is the only evidence anywhere of what this specific badge commands.
Treat that as our inference from comparable inventory, not as a developer quote. It exists so you can judge whether this is plausibly in your range before a sales gallery tells you. The developers may price differently, and a 2027 launch is far enough out that the market itself may move.
The Dubai precedent, and what it implies
Bugatti has done this once before. Bugatti Residences by Binghatti in Dubai's Business Bay is the marque's only other residential project, and it is the most useful comparable that exists.

Three things follow from this for Miami.
The unit counts are nearly identical. Dubai has 182 residences, Miami will have 183. Bugatti appears to have a template: one tower, fewer than 200 units, a small number of very large penthouses at the top. That is consistent with the four penthouses confirmed in Brickell.
The brand has cleared $3,000 per square foot once already. The $150 million Dubai penthouse was the most expensive ever sold in Business Bay and works out to roughly $3,178 per square foot. That is a trophy unit in a different market with different tax treatment, so it is not a forecast for Miami. But it does establish that the Bugatti name has supported pricing above $3,000 per square foot, which is the top of the range we estimate above.
Car lifts are the obvious open question. Dubai's Sky Mansion penthouses have private car elevators that put a hypercar inside the residence. Nothing announced for Miami mentions car lifts, in-residence parking, or sky garages. Given that the feature is the single most distinctive thing about the Dubai building, its absence from the Miami announcement is conspicuous rather than conclusive. Ask about it directly when the sales gallery opens — it materially affects both price and which units are worth having.
The site, and why it is unusual
The roughly one-acre site assembles three parcels -- 99 SW 7th Street, 66 SW 6th Street, and 625 SW 1st Avenue -- carved out of the larger riverfront assemblage that Newgard Development Group and Two Roads Development put together. Prosper and Versluys bought this portion from them for $50 million in August 2026, and Bugatti's name was attached the following month.
That assemblage also produced the two towers next door: LOFTY Brickell and The Standard Residences Brickell Miami. Both have inventory on the market now, at $1,709 and $1,119 per square foot respectively, which makes them the most direct read available on what the immediate block trades for.
What makes the parcel scarce is the water. More than 300 feet of direct Miami River frontage, with access out to Biscayne Bay, is close to unrepeatable this deep into the urban core. The Riverwalk pedestrian promenade runs along it, and the project adds roughly 35,000 square feet of ground-floor food, beverage and retail opening onto it -- part of the river's ongoing shift from a working waterway into a walkable district.
Practically, the location puts residents within walking distance of Brickell City Centre and the Financial District, with quick access to I-95, the Brightline station at MiamiCentral, and Miami International Airport.
Who is behind it
Prosper Group is the Miami-based developer, led by CEO Jay Roberts. Versluys Group is the joint-venture partner, a Belgian family company founded in 1908 and one of the larger residential developers on the Belgian coast. This is Versluys's first development in the United States, which is worth knowing: the Belgian track record is long, but it is not a Miami track record.
Brandon Haw Architecture, based in New York, is the design architect, working with ODP Architecture & Design. Brandon Haw spent much of his career at Foster + Partners before founding his own practice.
Yabu Pushelberg is handling interiors. The Toronto and New York studio is behind some of the most recognizable luxury hospitality interiors of the past two decades, and its involvement is a stronger signal about the finished product than the badge on the building.
Rhodium has been named exclusive global residential operating partner and will run building services, including butler service. In branded residences the operator usually matters more to daily life than the brand does, because the operator is who actually answers when something breaks.
How automotive branding actually works here
A branded residence is a licensing arrangement. The carmaker lends its name, design language, and usually some input on interiors and amenities; the developer builds and sells the building. Bugatti does not develop real estate, and its only prior residential project is in Dubai.
What that buys a purchaser is real but bounded: a design vocabulary, a resale story, and typically a higher standard of finish and service than an unbranded tower at the same address. What it does not guarantee is performance. The premium is paid up front, and whether it holds depends on the building, the operator, and the market rather than on the badge.
The reported design intent here is more literal than most -- the exterior draws on Bugatti's vehicle design language, including the signature C-line that runs along the side of the cars. Buyers who want to see how that translates at 60 stories should wait for renderings closer to the 2027 launch.

There is a long runway here, and that changes what is worth doing now. Getting on the developer's list early matters more than it does for a building already selling, because the first release at a branded tower is usually the best-priced one and it is allocated before any public launch.
Three things worth settling before pricing lands:
- Decide your ceiling in dollars per square foot, not in total price. At the branded tier, total price mostly tells you unit size. Our comparable table above is the yardstick.
- Ask what the deposit schedule is the moment it exists. Miami pre-construction typically runs 40% before closing and 60% at closing, with some projects at 50/50. On a $5 million residence that difference is $500,000 of cash committed years before you can occupy or finance anything. Only the first 10% is required to sit in escrow under Florida law; the rest can usually be released to fund construction.
- Assume the delivery date slips. No completion date has been published, sales are still months away, and construction on a 60-story riverfront tower is not a short schedule.
Risks worth naming
- No pricing, no plans, no date. Everything financial about this building is still unannounced. Anyone quoting you a price today is guessing.
- Versluys has no U.S. delivery record. A 1908 Belgian pedigree is real, but Miami construction and permitting is its own discipline.
- The unit count already moved once, from 158 to 183. Plans at this stage are not final.
- Branded premiums are paid up front. You pay the license on day one and find out later what it was worth.
- Long horizon. With a 2027 launch and no published completion, buyers are committing capital against a delivery that is years away and currently undated.
