Seven Broadway (also styled 7 Broadway) is a planned 54-story pre-construction condo tower at 75 SW 15th Road in Brickell, Miami, developed by Ytech and designed by Kohn Pedersen Fox (KPF) with landscape architecture by Enea. The site spans 75 and 41 SW 15th Road beside Simpson Park, one block from Ytech's Residences at 1428 Brickell and within walking distance of the Brickell Metrorail and Metromover stations. Ytech's published program calls for 113 residences across 54 floors: 36 one-bedroom, 36 two-bedroom and 38 three-bedroom homes plus three penthouses. Standard residences range from 1,380 to 2,490 square feet, with penthouses up to 5,932 square feet, and the building includes 193 parking spaces within roughly 400,892 square feet of total area on a 20,000-square-foot site. That mix makes Seven Broadway one of the lowest-density new towers in Brickell, positioned for primary residences and large second homes rather than compact investor units. Amenities are stacked on three levels: a podium deck on level 8 and two sky levels on 49 and 50, where a pool deck opens to Biscayne Bay and Downtown Miami views. KPF's design uses bronze-toned horizontal fins, rounded corners, floor-to-ceiling glazing and stepped setbacks, while the ground floor adds curved glass storefronts, widened sidewalks and tropical planting along SW 15th Road. Ytech acquired the site for approximately $8.2 million, secured $19.5 million in pre-development financing and submitted plans to Miami's Urban Development Review Board. Pricing, floor plans, deposit terms and a sales launch date have not been announced.
