Faena Residences Miami · #S-6401

Faena Residences Miami is a pre-construction twin-tower condominium project on the north bank of the Miami River in Downtown Miami, directly across the water from Brickell. Fortune International Group and KAR Properties are developing it in collaboration with Alan Faena. It is the Faena brand's first standalone residential project and the centerpiece of the planned Faena District Miami River. The towers were designed by Rafael Vinoly Architects and are among the last works conceived by Rafael Vinoly before his death in 2023. Bryan O'Sullivan Studio is designing the interiors. Recent reporting describes two 68-story towers with 434 residences, ranging from one-bedroom homes of about 700 square feet to multi-level penthouses. Pricing at launch was reported from about $1.3 million. By November 2025, nearly 100 residences had been presold for roughly $300 million combined. In July 2026 the developers reported a presale of about $30 million for the East Tower's duplex crown penthouse, a record for the Miami River. In September 2026 they unveiled a penthouse collection led by the $39.5 million Crown Residence. In October 2026 the developers closed an $817 million construction loan from Tyko Capital, which they describe as the largest construction loan in Florida history, and reported more than $500 million in presales. Completion is targeted for early 2030. The towers are joined about 700 feet above the river by Faena Rose, a members space of roughly 45,000 square feet spanning floors 61 through 64. It includes an infinity-edge pool, a restaurant and bar, private dining, a library lounge, a screening room and a billiards room. At the podium, the Tierra Santa Healing House offers hydrothermal rituals, botanical steam rooms, cold plunge and red-light therapy. Fitness studios, a padel court, a golf simulator and resort-style pools with cabanas round out the program. The wider district plan calls for cultural spaces, wellness facilities, a marina and public art along the river. The site is a short walk from the Miami Riverwalk, Brickell City Centre, Bayfront Park and the Kaseya Center.
