Delano Residences & Hotel Miami is a planned 90-story tower at 400 Biscayne Boulevard in Downtown Miami, the first Delano-branded residences anywhere in the world. Developed by PMG in partnership with Ennismore, Accor's lifestyle hotel group and the Delano brand's owner, it is designed by CUBE 3 with conceptual design by Carlos Ott and interiors by Meyer Davis. At close to 1,000 feet it would be Miami's second supertall, rising next to PMG's Waldorf Astoria tower at 300 Biscayne. The building holds 421 fully finished and furnished residences, split into two product lines: the Delano Collection on floors 20 through 47, 266 suites and one- and two-bedroom homes with no rental restrictions, and the Delano Residences on floors 49 through 75, 155 full-time one- to three-bedroom homes where daily rentals are not permitted. Sales launched in early 2026 with residences starting at $800,000; the developer estimates groundbreaking in 2027 and completion in 2031. The site sits on Biscayne Boulevard at the center of Downtown Miami, across from Bayfront Park and a short walk from Bayside Marketplace, the Kaseya Center, the MiamiCentral Brightline station and Miami Worldcenter. Brickell is a few minutes south across the river, and the Adrienne Arsht Center, the Pérez Art Museum and the Frost Science museum are a few minutes north along the boulevard.
