Kempinski Residences Miami Design District is a pair of 23-story towers planned for 3801 and 3883 Biscayne Boulevard at the entrance to the Miami Design District, the first Kempinski-branded residences in the United States. Kempinski, founded in 1897, is Europe's oldest luxury hotel group, and this is a standalone residential project with no hotel: the brand manages daily services for owners. Developed by DaGrosa Capital Development Partners and designed by Arquitectonica with interiors by Rockwell Group and landscape by Enea, the two towers are linked by an elevated amenity bridge. They hold 132 residences and six townhomes, 138 in all, plus 17 guest suites sold only to residents. Each tower has four corner residences per floor, two to four bedrooms of roughly 2,100 to 3,100 square feet with large terraces, and duplex penthouses on the top floors. Sales launched in February 2026 with two-bedrooms from about $3.7 million; the developer targets groundbreaking in 2027 and completion in late 2029. The towers front Biscayne Boulevard where the Design District meets Edgewater, a block from the district's fashion houses, galleries and restaurants. Midtown and Wynwood are a short walk south and west, the bay and Edgewater's waterfront parks are a few blocks east, and Downtown Miami, Brickell and Miami International Airport are each about 15 minutes by car. About 70,000 square feet of amenities include twin pool decks with an 85-foot lap pool, cabanas and a beach-entry pool, a spa with treatment rooms, cold plunge and infrared and steam saunas, a fitness center with outdoor training and a yoga lawn, a restaurant with terrace and private dining salons, a library with wine and game lounges, a screening room, golf and Formula 1 simulators, a music studio, children's playrooms and splash pads, a padel court, an outdoor theatre and a dog park. Each tower has its own house car, and there is EV charging and a porte cochère.
