For years the Miami Design District had almost nowhere to live. Four projects are changing that: Kempinski Residences, Miami Design Residences by Fouquet's, HOUSE by Shigeru Ban and The Helm. Here is how they compare on size, price, design team, status and the type of buyer each one fits.

Kempinski Residences Miami Design District is the first Kempinski-branded residential project in the United States: two 23-story towers at 3801 and 3883 Biscayne Boulevard by DaGrosa Capital, Arquitectonica and Rockwell Group. 138 all-corner residences, 70,000 square feet of amenities, pricing from about $3.7 million, and a late-2029 delivery target.

HOUSE by Shigeru Ban is the Pritzker laureate's first residential project in Florida -- a 12-story, 320-unit biophilic condominium at 237 NE 54th Street, developed by Yakol Capital Partners on a 1.16-acre Design District-adjacent site inside a Qualified Opportunity Zone.

Fouquet's Miami -- the Parisian Barriere brand's first Miami project -- brings 143 David Chipperfield-designed residences with RDAI interiors to the Design District, priced from $1.8M with a 2030 delivery.
